There is no point posting, deleting, producing fake comments using numerous IDs, copying selected comments (mostly fake ones) on to Liihen blogspot website, etc to give the appearance of support for the agenda behind the whole mud-slinging campaign. 

If the price falls to RM1 as some claim, I will be very very happy to buy in a big chunk of Liihen shares. The current MD of Liihen is not the target of this personal vendetta and the biz will not be affected no matter what happens to CLS and TBE, even if the worst happens.

I did not comment much except for those I have invested in. If you read my previous postings here and in investlah since 1.5 to 2 years back, I wrote and recommended Wellcal in early 2012, Prolexus in Jan 2013 and ILB in Feb 2012. I was lucky that all performed really well.

The occupancy rate of Pacific Towers Business Hub and Evolve Concept Mall are at 31.0% and 67.0% respectively. Both assets are loss-making and burning cash every month, with additional RM5 m had been allocated for CAPEX in Evolve Concept Mall. What is the turnaround plan for these 2 assets? Have the Group appointed good team with expertise in marketing and property management. Can it be converted into retirement/wellness home or co-working space instead of generic mall?

- The overall market conditions for commercial and retail properties is challenging for all property owners. We focus to improve the occupancy and yield of the 2 properties.

👉👉👉 For the Pacific Towers Business Hub, the residential and commercial blocks have been completed and handed over to the buyers. We hope that the increased vibrancy will attract more high-quality tenants. We see a slight improvement in the tenancies, and inquiries are starting to pick up particularly for the food & beverage and entertainment sector. We are now working closely with a property consultant and agency to help us drive the tenancy and marketing to potential tenants.


- For Evolve Concept Mall, we are focusing on repurposing the mall into event hosting, sports
and recreational activities, premium retirement/wellness home, nursery, digital economy, e-commerce and co-working space. We have seen an increase in demand for event hosting areas and expect this recovery trend to head upwards moving forward.


- We have observed improved footfall in the mall since the reopening of the economic sectors in April this year. As such, we are hopeful that the occupancy rate will continue to improve in tandem with the economic recovery.


- Nevertheless, we are keeping our options open to monetise the property if an opportunity arises.





June 2023


As at May 2023, the occupancy rate of the Pacific Towers Business Hub stood at approximately 35% and the occupancy rate of Evolve Concept Mall stood at 57%. With the improvement in footfalls and ongoing negotiations this year, we anticipate the occupancy rate for both property assets to increase to above 60% by early 2024.

Since Jan 2021, When Jaks was hovering around 60 sens after it was pushed up
from 40 sens ++,
