doesnt matter whther Trop bought the land more expensive than IJM. It doesnt mean that Trop get a bad deal (how can it be bad ? let the latest transaction justify it). All it shows is that IJM got a good deal. Can see the logic ?

When green it shows......profit won't match .....alredi known.....

For those who did not know, the deal with Eco is not new....they already projected GDV immediate after announcement .....so for those green horn.....ur news is late....for the brown one still got chance....

the latest land sale highlighted something very interesting about Trop.

They are sitting on very valuable land bank, which is not duly recognised by the market.

If you look at RHB analyst report, it shows market value of Canal City land (based on DCF) is RM231m and yet Trop sold the land based on market value of RM1.8 billion

(sorry RHB analyst, you can have whatever theoretical calculation for Canal City land fair value, but nothing beat a figure that comes from an actual transaction).

This means that the current RNAV per share ascribed by RHB seriously understated Trop's RNAV per share.

I am thinking of blogging about this. But it depends on whether I can dig out sufficient information to justify some of my assumptions
