Superb good news from budget 2021 for the property sector !

1)革免个人的产业盈利税, 有效期限从2020年6月1日至2021年12月31日, 每个人限售3个住宅单位.
The exemption for personal or individuals on property gain tax(RPGT), valid from June 1, 2020 to December 31, 2021, each person is limited to the sale of 3 residential units.

2)The RM500,000 or below starter homes likely to boom
Buyers for first homes priced below RM500,000 will get FULL STAMP DUTY exemption on Memorandum of Transfer (MOT) and loan agreement. This is effective for agreements inked from January 2021 all the way to December 2025.
If this is not attracting first time home buyers to buy, I am not sure what else would.

3)Rent-To-Own scheme for FIRST-TIME home buyers only
Government to cooperate with selected financial institutions to provide a Rent-to-Own scheme. This programme will be implemented until 2022 involving 5,000 PR1MA houses with a total value of more than RM1 billion and reserved for first-time homebuyers. This is a SUPER important measure in my opinion. Many may want to buy a home but may not yet have enough downpayment. With this scheme, the buyer can start to become more responsible and may have a chance to own a home a few years down the road.

4)Stamp Duty exemption on stamp duty exemption on loan agreements and transfers given to rescue contractors and original buyers of abandoned houses
This has been extended for another five years. Finance Minister Datuk Seri Zafrul Tengku Abdul Aziz said, “This exemption is for the sale and purchase agreement completed from Jan 1, 2021 until Dec 31, 2025 for abandoned housing projects approved by the Ministry of Housing and Local Government.”

5)New homes under People’s Housing Programme and Rumah Mesra Rakyat
RM1.2 billion will be provided to build up to 14,000 houses under the People’s Housing Programme and RM315 million to build 3,000 units of Rumah Mesra Rakyat by Syarikat Perumahan Negara Berhad (SPNB).

There are 5 things mentioned above on Budget 2021 for property market.
Actually, the above is to stimulate the property market and it is mostly targeted at first time home buyers which will be a very big group. By the way, majority of buyers are buying RM500,000 priced homes or lower and not homes priced above RM500,000. Thus, if the property market moves, this will create a lot of positive stimulus effects to the construction industry too. In other words, these 5 things done right will create more than 5 benefits listed above.
Happy thinking about it, seriously. (I meant first-time home buyers) !

LOFTY valuation as reflected in its initial public offering price of RM1.60 is fast forgotten as Mr DIY Group (M) Bhd surprised its loyal – or rather brave-hearted – investors with a towering reward of 73 sen interim dividend.

This is after the home improvement retailer posted a 54% jump in net profit to RM113.45 mil for its 3Q FY2020 ended Sept 30,2020 from RM73.62 mil a year ago on the back of higher sales.

For the quarter under review, the company recorded a 32% surge in revenue to RM740.2 mil from RM561.72 mil in the corresponding quarter last year.

Moving forward, UOB Kay Hian’s foresees that Mr DIY’s sturdy revenue growth will be underpinned by its store expansion.

“Based on our net additions assumption of 127/170/170 stores over 2020/2021/2022, average store count could grow by 20-28% over our forecasted period,” wrote analyst Philip Wong in a results review.

“Mr DIY’s store expansion includes other distinct store formats (ie Mr Dollar and Mr Toy), accounting for 43% of its store expansion.”

All-in, UOB Kay Hian Research maintained a “buy” rating on Mr DIY with a target price of RM2.20 based on 31 times its FY2021F price-to-earnings ratio (PE).

“Its regional ASEAN peers are trading at an average of 26.6x FY2021F PE, but we opine that Mr DIY well deserves a 15% premium to its peers,” reckoned the research house.

This is due to the company’s (i) significantly superior four-year earnings compound annual growth rate (FY2017-FY2021F) outlook of 20.6% which is more than double its peers’ average of 8.1%; (ii) its established track record and it being the largest home improvement retailer in Malaysia; and (iii) home improvement spending in Malaysia is among the highest in the ASEAN region.

If this is too low, UOB Kay Hian Research said its “blue-sky valuations” suggest a target price of RM2.50.

“This is premised on Mr DIY trading at a premium of 25% at 35.3 times FY2021F to its regional peers,” projected Wong.

Consistent execution for a large-cap consumer company has seen the likes of Nestle (M) Bhd and QL Resources Bhd commanding lofty valuations at 52.7 times and 49.5 times respectively, according to the research house.

“Therefore, a rerating on Mr DIY’s valuations going forward would not be too far-fetched,” suggested Wong.

“Additionally, expansion of its new store format, Mr Dollar could prove an additional leg of growth.”

The key downside risks are extended movement control order-like conditions, weakening of the ringgit against the renminbi, and trade restrictions by China.

At 12.30pm, Mr DIY was up up 17 sen or 9.04% at RM2.05 with 41.95 million shares traded, thus valuing the company at RM12.5 bil. – Nov 6, 2020
