The winds of change has blown over to Malaysia. Tun M is back. He is going to take Malaysia back to the glory days of early 1990s. In his first speech as the 7th PM of Malaysia yesterday, he has asked investors and businessmen to push the stock market up. Tun M has too many of these big guns to support him. BJToto is no longer the company it used to be. Those days net profit margin at 10% above and average RM100m every quarter. Nowadays, despite revenue almost doubled to RM1.4b every quarter, net profit is about RM60m at less than 5% margin. Revenue increase mainly because of HR Owen but it has poor profit margin. Furthermore, increase in HR Owen is also due to weaknesses of Ringgit, not because or better sales.
There are too many online gaming (legal otherwise) competing with Sports Toto's business. Young people today do not like to go to Sports Toto outlet to buy numbers. It's too inconvenient and it look very uncle/auntie. They prefer to bet using the phone or computer.

High court and court of appeal rejected MKLand's application for judicial review on grounds of availability of alternative remedy via an appeal to the Special Commissioner of Income Tax which has been submitted by MKLand last June.
So in laymen terms, the court tak mahu campur tangan and wants MKLand to settle with IRB directly.
Hopefully Dato Esther Tan, a tax expert who joined the group last year can help to mitigate this RM80 million tax saga.
RM80 million is very significant as it is more than 1/3 of the market capitalization of MKLand. It will wipe out all the cash available of MKLand.
The government wants money. But the way they want get it is like killing the goose that lays the golden egg instead of just harvest the golden eggs. So desperate. The whole Malaysian business community is watching.
MKLand management must not get distracted by this tax issue. Life must go on. Like all other aggressive developers, they must continue to dish out new projects. The way to go now is to target the lower medium cost apartments. This sector is still badly needed by the market. It is still under served.
High end condominium market is already dead and will not revive for a few more years. No sane person will touch them unless it is a fire sale. If MKLand have a lot of hangover stocks, they could be better off working with ABnB to generate some money rather than stagnant.
Meanwhile all the shareholders of MKLand are slowly bleeding to death...

I could be wrong but my gut feel is that it will go down tomorrow. Price has been going up for the last 3 trading days. EPF and Kumpulan Wang Persaraan have been buying when the price was coming down. As the say, buy on rumour sell on news. These big fishes have already got insider information way ahead. And they have been buying when the price as 2.50 something. There may still be chances to make money buy have to be able to run fast when big fishes take profit...

Goodness, MK Land is so grossly under valued. Its market cap is not even 1/3 of cost of land held for development. Loans fully supported by cash on hand.
Result in the black but not encouraging. How to get flying result if no new projects?
High court decision on income tax debacle on 18 December. I believe share price will be subdued until outcome of court order is known on that date.I believe share price already factored for the contingent tax liabilities although management did not make full provision.
Anyone wants to buy properties at fire sale price, this is the counter! Window is until last trading session before High Court decision.

MK Land is too cheap liau. It's a sweet target for take over is the current management team boh kau lat.Whole company is valued at only RM300m whereas its potential GDV is in the billions. Better get some before its too late.

It will only make a difference if BjToto is allowed to do online, which currently is not allowed. When there is a legal online gaming, only illegal online gambling can be minimized. When there is a legal option, tendency of people is to do the legal gambling instead of illegal. BJToto's business prospect and hence its share price can make a strong come back only if our beloved government have the foresight to allow it to do online Toto.

I don't quite understand those people queueing to sell at 2.30. Chances are they have bought it at higher cost and is trying to cut loss or get out. It wouldn't make much difference if they just dump it at 2.29 or 2.28. Why wait if they are willing to sell at this price (2.30)? Better cash out one or two sen lower than to lose more...

I am quite sure a lot here in this forum are in similar predicament, me included. We are all loyal and strong supporters of MKL, ahem ahem... So MKL management and major shareholder must be trying hard to reward its loyal supporters.
Some of us has gone crazy to talk down the share, so am I sometimes.... out of frustrations....
The only consolation is we bought the share at substantial discount. We are all looking at Tan Sri MK to do something about his company.
To me there is only one strategy to play this share now, for all those who are trapped. You just keep buying with your spare cash. No share price can go down forever. It has to come back up one day. No share price can go up forever, it has to come down one day. As you accumulate, your average cost will get closer to the current price. When the price comes back one day, you can still hope for a substantial gain instead of just hoping for breakeven or getting out...

Got money to hold can buy. Eventually this share will be left with investors who can hold as long as it takes, the price will go up again.
MKLand should develop apartment projects below RM500k per unit around Klang Valley. Sure sell like hot cakes. Even if profit lesser never mind. People want to see an active company, not a sleeping company...

Since IRB had already announced the RM80m tax bill publicly, would the accountants insist MKLand make provisions to their accounts? Very likely the coming result announcement will be bad. If there is knee jerk reaction, it will be another buying opportunity.

nemesis: Hi Billionaire88...mind to share WHY mkland has to pay interest for its landbank? As far as I know, MK is in Net cash position with zero borrowings..
Latest account still show MK Land still have RM33 million borrowings. Although in net cash position, they still need to serve interest. Last quarter MK Land has to pay about RM1.5m in interest.
MK Land's last quarter operating expenses is about RM20m. So net cash position of RM40m can last them for 2 quarters only... if they don't have any cash in flow.
This is really a battle of holding power. MK Land management must creative and come up with products that market wants during this downturn. Condos above RM500k cannot sell any more. No one dares to touch unless is it very prime location.
