Hua Yang unlikely to perform well short to medium term:
1. Budget measures will hit sales
2. Land bought are not prime
3. Overpaid for land purchased recently
4. Gearing will increase dramatically with these land purchases
5. Mounting interest costs
6. Not sufficiently prudent

For listing purposes all land are revalued or valued at today's market value or way above market value if possible and NOT listed at historical value. Do you think Titi owners would be stupid to transfer and list their land at historical value for IPO? Of course not. Then it defeats the purpose of listing in most cases

All considered i suspect the fairvalue or NTA is probably around RM 1.00. So it has a long way to fall. At 1.68 I might as well buy Glomac, LBS, L&G, PJ Dev etc all trading below NTA

Abandoned project, previously known Duta Grand Hyatt which was abandoned in 1997, can never be salvaged. It has to be sold to a billionaire to be rehabilitated. Dutaland can never finish bcos it does not have the money. It does not even have the money to pay the conversion premium for the development of Kenny heights (Mont kiara land). It will cost another RM 500 million to complete Grand based on its original plans

Stay away from Dutaland n Olympia as far as possible. Duta previously known as Mycom has taken many bankers and contractors and shareholders to the cleaners so much so no local bankers want to do business with them. Ask Ambank, Hong Leong Bank SCB, HSBC and Syangyong Main contractor

Berjaya Land has not got an ED or CEO who has the experience n knowledge to play the property game like Liew or leong. Vincent n Robin Tan just have plenty of money. Both Times Square (restructered many times) and Berjaya Bkt nanas project were complete finanial disasters. Any other developer would have folded up long ago

Yes profits from land sales in Jan 2013 and property sales for first 9 months. nothing after Budget 2014 in October. Developers generally dont sell development land. Unlikely to repeat in last Q and 2014. As such price is likely to retrack

I got the info from all sources. HO, CEO (young man of about 30), bought KG Pandan land for RM 32 million (475 psf) through Zerin Properties when no other property company wants to touch at that price. MV estimated at 300 psf. He also bought a parcel of land for RM 158 million in Puchong area at RM 124 psf. MV estimated at RM 70 psf. You can verify my comments easily. All factual
