Lol...this is good news as those with deep pockets...is time to accumulate cheaply, as almost all big impairments has been recognised in BJLand's accounts...starting with next qtr. should show profit with recognition of Vietnam property sale of RM222m...should the money from Jeju Korea compensation of RM1.4 Billion and GMOC property sale of RM600 Million comes this year...the provision for impairment in BJLand's account for this property sales will be reversed and added back to profit...

Lol...Since Penta still holds 5.64% of BJ Corp which qualifies Penta as a substantial shareholder (>5% so needs for public disclosure to Bursa on any sales or purchase), we will soon know if Penta is the one selling in order to buy more BJLand for conversion to BJCorp shares at the agreed ratio of 38/30?

Lol...maybe for Uncle Tan & Team but BjCorp as the majority shareholder of BJLand is still subject to the Rules & Regulation of Bursa... don't think Uncle Tan can convince Bursa to accept less than 15% for delisting/privatisation of BJLand...anyway cashflow is not a concern of BJLand atm with so much cash in the kitty as highlighted by OceanSky based on BJLand's latest quarterly report above...

Lol...the reason profit announced a bit lower is because BJToto which is 40% owned by BJLand gave a dividend of 3.5 sens for this qtr. instead of the usual 4 sens quarterly...further BJLand's 40% in BJToto is worth RM1.258 billion based on BJToto market capitalization of 1.35 billion shares with current market value of RM2.33 per share! Isn't it ridiculous that BJLand's 40% shares in BJToto already worth RM1.258 billion compared to BJLand's present market capitalisation of RM1.35 Billion? This is not even counting the RM222 million already received from the Vietnam property sales but not recorded in this quarter?

Lol...actually based on for the Review of Results For the 9-month Period ended 31/01/2019 indicated the profit before tax actually improved by 193%! compared to the corresponding 9 month ended 31/01/2018. Also with completion of the Vietnam hotel disposal for the next quarter, BJland will have another estimated gain of about RM192.33 million...

Btw according to Berjaya Land's announcement today, TPC Development had, on Dec 25 and Dec 27, inked a deposit agreement and a capital transfer agreement to dispose of the stake (TPC Village) to real estate firm Hanoi Hotel Tourism Development LLC.

Lol...so income from disposal of Vietnam assets will be accounted this coming qtr. ended 31 Jan. as deposit & capital transfer agreement already signed on 25v& 27 Dec. 2018 or next Qtr.?

Anybody can clarify? as BJLand made a provision for loss previously as soon as it is known e.g GMOC assets sale?

Lol...it's just to buy some time for Uncle Tan before the Kyoto deal is finalized..it takes only 0.06% or another 6 million plus 1 share to breach SC requirements for public spread below 15%. Uncle Tan already given notice to deal in BJLand shares from now until end of March before the next Qtr's results which will recognize the RM500 million cash received from the Vietnam property sales...also Penta still owns about 3% balance of BJLand shares to be converted to BJCorp shares at the drop of a key...reducing the public spread further to 12.06%? If anybody got extra cash just buy it on the cheap..

Obviously as RM87.40 million over 230 million BJLand equals RM0.38 per share...since privatisation is imminient as BJCorp total shareholding in BJLand already breach 84.5% with the latest acquisition and don't meet Bursa listing requirements.. some friendly party/Penta has put up a roadblock to minimise the offer price to remaining shareholders for Uncle Tan to take BJLand private, to meet BJ Group's restructuring plan to be announced on Founder's Day Feb. 23? before Lou Ma retires...
