it got two view, for negative view u may ask why got such big amount written off. If u look at positive side then u will realise the company profit was more than 15 mil !!

lower profit due to. 1.)inventories written off 2,156,000 2.)plant & equipment written off 1,324,000 3.)unrealised loss on foreign exchange 3,170,000.

Keuro is a deep undervalue RNAV play, here is my simple calculation:

1.)WCE concession - refer to IJM -CIMB Research report dated 25.04.2014 pg.4, the value of WCE concession(20%) is 485.2 m,which turn into 1,948,000,000(80%) for Keuro stake.

2.)Rimbayu land value -19.03.2014 Ecoworld bought Rm35/sq ft for a piece of LEASEHOLD land at K.Kemuning, which mean the land value of Rimbayu should be 35 x 1879 x 43560 = 2,864,723,400 ; Keuro have 28% effective share holding at Rimbayu, so the share value should be 2,864,723,400 x 28% = 802,122,552

3.) Talam Transform share - 1,143,169,550(as at 03.06.2013) x 0.10 = 114,316,955

the total value of Keuro : 1,948,000,000 + 802,122,552 + 114,316,955 - 22,652,000(net loan as at 31.01.2014) = 2,841,787,507

fair value of Keuro = 2,841,787,507 / 572,991,765(share issue as at 25.04.2014) = RM4.96 per share.

conclusion - IJM share close at RM 6.39(22% discount to RNAV RM8.18 - as per CIMB research),SAB share close at RM 5.63 (39% discount to fair value RM 9.20 - as per Public research),GADANG share close at RM 1.88 (30 % discount to T/P RM 2.67 - as per JP Apex), MRCB share close at RM 1.61(36% discount to RNAV RM2.50 - as per CIMB research) .How much discount to Keuro you give?

How to value Hevea?
here is the calculation :
Net Profit for the year 31 Dec 2013 22,310,000
Add: depreciation 25,478,000
Less: cappital expenditure (9,879,000)
from above calculation, who know Hevea can generate Rm37,909,000 net cash flow from business,which turn into Rm 0.42/share.
share price closing 04.04.2014 was Rm 1.41,the profit yield was 0.42/1.41 = 29.78%.If you save your $ into bank FD, how much interest they give you? 3% or 4 %?if invest unit trust how much return they give u? 6% or 8%?If u invest Hevea they can generate 23% profit per year !!

into Pembinaan Gejati Sdn Bhd ,actually PGSB is the ultimate land owner of Kota Kemuning land...why they put in such big amount cash into PGSB...the only reason is ...they want to develop the land by their own...
What is the value of this company? here is the simple calculation -
Ecoworld buy Rm35/sq ft for a piece of LEASEHOLD land in K.Kemuning, which it mean the minimum land value(freehold) of SAB is : 35 x 43560 x 644 = Rm981,842,400
the company generate Rm 34,464,000 profit (f/y Jan 2013) : 34,464,000 x 10(P/E 10) = Rm 344,640,000 ,
the total value of company was Rm 1,327,482,400/136,934,132 = Rm9.69/share
above calculation was minimum amount,why?
Year 2013 Dijacor bought the land near Rimbayu with Rm 25/sq feet, year 2014 Ecoworld bought Rm 35/sq ft...how about year 2015 ...2016...2017......and now the company intend to develop the land, how much extra profit they can generate from this land? I dono, but sure this company was deep under value !!
