probably, mkh's plantation segment will get forex gain in their 2rd quarter result ended 31 mar 2014 from appreciation of rupiah recently from 3,700 to 3,427 (up 7.4% against ringgit) and from 12,200 to11,236 (up 7.9% against usd). i can forsee excellent result in plantation segment for the both strengthen of cpo price and rupiah forex. target target of rm5.40 is not a dream.

don't trust to tp from others. evaluate the stock youself and set your own buy in price. how to evaluate? you may check the total output of ffb from kimloong itself (that said 3 months) and the ffb that purchase from 3rd party. based on previous record of oer of 21%, you may forecast the output of cpo and then multiply with cpo price at around rm2,500, you can get the rough figure of quarterly revenue. you may add in the output of pk, with oer of 5% on ffb and pk rpice at around rm1,600 to calculate the revenue from pk. from here you can know the estimate of quarterly eps for kimloong. multiply with the average pe of plantation stock, you will know the tp.

the main reason for poor result is caused by low revenue from property development (84mil compare to Q3 182mil, Q2 180mil and Q1 104mil), but the management do not give any explanation.

everybody just looking at the bad Quarterly result, but nobody, but denden looking at the recent gain of rupiah against usd and ringgit.

last 2013 Q4, rupiah depreciate from 9,700 to 11,000 (against usd) and 3,100 to 3,500 (against ringgit). this caused mkh's plantation sector faced unrealised forex loss of rm66.4mil and loss before tax of rm42.5mil for fy2013. if excluding this unrealised forex loss, profit before tax for mkh's plantation should be rm23.9mil, which is 23.6% profit from revenue of rm101.1mil.

for 2014 Q1, rupiah further depreciate from 11,000 to 12,200 (against usd) and 3,500 to 3,700 (against ringgit) and this caused mkh's plantation sector faced unrealised forex loss of rm19.9mil and loss before tax of rm6.7mil. if excluding this unrealised forex loss, profit before tax for mkh's plantation should be rm13.2mil, which is 38.7% profit from revenue of rm34.1mil.

by keeping forex aside, don't you notice the revenue of mkh's plantation is getting higher and easily hit rm150mil for fy2014, profit before tax rm60mil when cpo price hit above 2,800.

this year, rupiah has appreciate about 5% against usd and ringgit from 12,200 to 11,600 and 3,700 to 3,540 respectively. 2014 Q2 will see an unrealised forex gain in the result. if rupiah further appreciate to 10,000 and 3,200 respectively in the quarters coming, all the previous unrealised forex loss (rm66.4mil + rm19.9mil = rm86.3mil) will be gain back at once. by that time, just imagine the financial result of mkh's plantation sector. as denden said, be an investor not speculator.

excluding forex loss, the plantation sector supposed gain rm13.2mil instead of loss rm6.6mil. in fact their plantation sector was perform very well, just because of the loan borrowing in usd and ringgit, making the result look dissatisfied. i think the management have to come up with solutions to settle the loan borrowing, probably suggest a right issue to collect fund from shareholders to settle the loan borrowing for plantation sector.

what a unexpected result!! nothing related to loss of fair value or rpgt, it's because of low revenue of property development in Q4 (rm84mil) against Q3 (rm182mil), rm100mil lower. this caused loss before tax rm12.8mil for this sector. however their property investment (rental income, hotel resort and car park) was doing well. contribute profit before tax rm19mil.

the Q1 result going to announce is for Oct~Dec 2013. the rupiah is still weak during this period. rupiah is strengthening just recently, it doesn't effect the Q1 result. i think mkh's plantation sector still facing forex loss in Q1 result but it may offset by the increase of CPO price and production of FFB.

Plenitude going going to launch housing project worth RM753mil in FY2014 (July 2013 ~ Jun 2014) in Taman Putra Prima, Puchong (87 units, 70% sold), Taman Desa Tebrau, JB (94 units, 80% sold), Bukit Bintang (169 units) and Ferringhi Bay, Penang (149 units). The Executive Chairman further mentioned more housing project will be launched in year 2014 and it will contribute positively to the group.

(吉隆坡31日讯)隨著政府在2014年財政预算案推出数项打房措施,包括上调產业盈利税(RPGT),鹏尼发展(PLENITU,5075,主板產业股)指出,明年房產业价格会受到一定的影响。不过,鹏尼发展认为,这些措施对它的影响不大,因为其客户以家庭为主,而非投机者。

鹏尼发展执行主席蔡爱施指出,政府上调產业盈利税主要是对炒家施压,而鹏尼发展的客户主要是以家庭为主,所以对公司的影响不会太大。相反的,对於一些炒家热爱的房產公司来说,就会有所影响。

虽然房价一年比一年高,但她相信在政府的带领下,大马的房地產前景仍然处於乐观的水平。

她在鹏尼发展首席执行员陈胜財的陪同下,出席鹏尼发展股东大会后,如此指出。

她指出,鹏尼发展2013財政年(6月30日结帐)迄今的营业额为2亿零854万7000令吉,较去年同期的2亿零595万9000令吉,成长9.97%。

另外,鹏尼发展2013財政年在全部发展项目中,已经成功卖出1万2491个单位,总价值为33亿令吉。

「鹏尼发展在2014財政年的总发展价值(GDV)高达7亿5300万令吉。」

雪柔檳推新盘

她补充,2014財政年总发展价值包括该公司即將在明年推出的新盘,如蒲种Taman Putra Prima第3E阶段,拥有87个单位、柔佛Taman Desa Tebrau第12A阶段,拥有94个单位、武吉免登(BUKIT BINTANG)第1A和1B阶段,分別有121和48个单位和檳城Ferringhi Bay公寓,拥有149个单位的发展计划。

她指出,鹏尼发展目前位于柔佛Taman Desa Tebrau和雪兰莪Taman Putra Prima的双层和三层的高档房產,受到公眾热烈的反应,认购率分別达到80%和70%。

「我们计划在2014年推出更多房產发展计划,相信会为公司的净利带来一定的增长。」

鹏尼发展地库总面积为1723英亩,並计划在2014年继续购地。迄今,鹏尼发展已经完成的开发项目总值27亿3000万令吉。[东方日报财经]

you are right lepeng85, earning ability is important for the company. that's why some property companies who have rich landbank but low earning ability caused their share price do not move up. but not for plenitude. plenitude's previous quarter result Q1 net profit hits rm26.1mil, eps 9.7sen, do you think it doesn't have earning ability. its low cost landbank provide it's net earning margin more than 30%, almost the top among the property companies. plenitude going to launch more than rm700mil housing project this year and their hotel in penang was in operation since october last year.

lepeng, are you dreaming? plenitude cash rm396mil, properties net book value stood over rm700mil and most of the properties bought 10 years ago. if revalue all these properties, the value will hit more than rm1bil. so the value of plenitude will be rm396 + rm1bil = rm1.396bil and nta will be around rm5.20.

undeniable ksl do very well in property recently, but it was due to catalyst by iskandar issue. one day when this issue subside, the performance won't be so excellent. mkh's still has a lot of cheap land bank in kajang and semunyih and future 2 mrt station will be there too. mkh's property is not in kajang only, they has expanded to shah alam. the hillpark shah alam (550 acres) just launched and phase 1 (pines) was fully sold. they are open booking for phase 2 (cheery) and 3 (olive) now.

for me, both of ksl and mkh are worth to invest for long term, especially mkh. ksl has 2 source income, property development and property investment (hotel & shopping mall) and mkh has 3 source income, property development, plantation and property investment. both companies have do very well in property development last year and so for this year. this year is visit malaysia year and this will benefit ksl's hotel and shopping mall business. for mkh, it's plantation will contribute profit since last year and expected more income will be generated years coming especially when cpo price getting higher and ffb production increase. if talking about long term investment, i personally prefer mkh, because compare to ksl, mkh's management is more taking care of minority shareholders. mkh pay dividend every year and since 2011, mkh has bonus issue (1:10) 3 times. and most important, mkh management never think about to privatise the company but ksl, chance to privatise the company is high.

in fact, when people buy in warrant, people buy for future. before you buy warrant, you have to consider mother current price, mother estimate future price, the conversion price, warrant current price and when the warrant going to be expired. people buy warrant because warrant's price is low than mother and definitely margin % will be higher. give you an example : if you think the mother price will hit rm4.00 in the future. as you mother at price rm2.44, the margin is (4.00 - 2.44)/2.44 = 64%. if you buy warrant at rm1.35, when mother price is rm4.00, the warrant AT LEAST rm2.40 (4.00 - 1.60) and warrant's margin will be (2.40 - 1.35)/1.35 = 78%. this calculation is base on warrant price AT LEAST rm2.40. it could be more up to rm2.80, 2.90 or 3.00 especially when the warrant expire date still long way to go. ksl never declare dividend and this will enhance the advantage of buy in warrant.
