Icon8888, the rental for Imago is not as high as most people think.

But as this is the first term of leasing, the rates are very attractive to retailers which will help AsiaPac build a good tenant mix to draw a good stream of visitors for long term.

They have already signed on many big names as mentioned before in this forum.

iafx, good point. I bought in at 2.4 two weeks ago, just started investing in stocks this year so still very new. The other counter I'm holding is AsiaPac, bought in at 0.185.

It has been confirmed by the Finance Ministry that Medini will be exempted from RPGT until 2020. This is from one of the developers involved in projects in Medini.

It is not officially announced yet, but developers and industry players have got word from the ministry.

Once KSL launches anything then people will take note of this counter.

Yea it looks like they have something coming up for Medini, which is the hottest most-talked-about spot for Iskandar now. Their new subsidiary KSL Medini Development Sdn Bhd was just incorporated on 7th Jan.

Just waiting for people to notice their activities.

Iskandar is not having a bubble as of now... Very optimistic based on solid data. For your info, KSL just set up a subsidiary KSL Medini Development Sdn Bhd on Jan 7th. And Medini is the hottest area in Iskandar for now. Tax exemptions and a host of other goodies by the government.

Just did a quick read up on Doji, pretty interesting. Although I am still more of a fundamentals guy, I appreciate the technical side of trading and investing.

On a side note, I think KSL also has a Doji sign today after few days of downtrend similar to AsiaPac. Hopefully both would be on a big uptrend starting tomorrow ;)

Tommylim, very true. The low rental rates should not be the main concern.

Once they get the tenant mix right to attract crowds, Imago will prosper for the long term. If Imago does well it will provide support to their future developments around the vicinity as well.

I was pointing out the low rental rates just so people would not be too disappointed to find out about it later on. :)

samsoongyc, I would not believe that the rates offered to retailers would be so low, as mentioned by you regarding its prime location.

But thing is... Let's just say maybe I've seen their tenancy agreements. Maybe ;)

Regardless of the low rates, I'm hoping everything would go well as I'm vested in this counter. Sit tight and wait for next week's action!

Although I'm confident that the mall would launch well and be well-received by investors, I do not expect rental income for the immediate year and the next two years to be extraordinarily great.

Reason being, they are offering heavily-discounted rates to their anchor tenants such as Parkson and other good brands. Heavily discounted being rates that are less than half of market rates. Less than half of Mid Valley rates. And even lesser than the rates for East Coast Mall in Kuantan. It seems absurd but i guess this is their strategy to secure the tenants. Once lease renewals take place then income would be up.

Of course, Imago is not the ONLY factor that I'm confident in AsiaPac. And the low rental rates should not affect investors' perception on the stock value.

Just my humble opinion from a very newbie stock investor.
