Dividends should be almost similar to prior years. 2020 confirm performance is worse. Performance is good due to one of disposal only. But I see this as a positive one if you've read previous previous quarter reports and annual reports you know they should dispose their education business. You're quite right. If you prefer every year got steady dividends go for Matrix. Honestly I'm greedy because I know the capital gain for Paramount would be much much better in terms of % gain. If Matrix go down to a certain level then only I will consider buying. Like you mentioned, EPF is continuously buying so it's worth to have a look.

Matrix is a good stock but too expensive already. That's why I only put all in Paramount lol

Depends on your preference. Some people go for P/E, NTA, EPS, some see high lows of the Company and based on the future prospect, what would the earnings be, etc. Personally I use all of it and I'm only holding and all in Paramount because it's a great stock. FV probably around RM1.50 so now it's still so cheap cheap. Buy when no one notice it yet hehe
