Majuperak Holdings Bhd said that it is unaware of any corporate development or rumour that has led to the sharp rise in its share price yesterday.
This comes after the group was issued an Unusual Market Activity (UMA) query by Bursa Malaysia after its share price surged by as much as 17.5% to 60.5 sen and some 19.5 mln shares exchanged hands, equivalent to 7.6% of the group's share capital.
Majuperak has suspended the trading of its shares in afternoon yesterday at and will resume normal trading today. (The Star Online)

The 7.6% investor who buy at such a price above 50 and reaching 60.5 sen could be an insider. He or a group of them may have inside news despite the fact that the company announced a small quarter loss today. Only people who know buy or else this MJPerak counter is normally very very quiet.

Remember these trends:

GE14 cause Pm Najib to strengthen Govt linked stocks like Drb.

As a result Geely is offered Jv to save Proton. Geely being on multi year success is expanding to capture Asean 10 nations of 620 million car buyers.

So Proton City of Tg Malim will see huge change due to influx of over 60,000 Proton staff and vendors moving here.

And Maju Perak by virtue of its 230.44 acres land bank near Proton City will see a windfall gain in value. As demand exceeds supply- boom years can be expected.

And Talam being only 27 mins drive away will also get a spill over boom.

Right now in North Dakota, South Dakota and Montana of the US GREAT PLAINS a severe drought is ongoing.

KUALA LUMPUR (April 6): Majuperak Holdings Bhd is disposing of two plots of leasehold land measuring 664.78 acres in Kinta, Perak for RM17.72 million cash, the company announced today.

The plots are being sold by Majuperak’s wholly-owned subsidiary, Syarikat Majuperak Bhd, via open tender to Wawasan Amanjaya Sdn Bhd, which will use it for an integrated farming project, Majuperak said.

The net book value of the asset is listed as RM81,817 as at Dec 31, 2016.

“The proposed disposal would give an opportunity to a bumiputra company to venture into integrated agricultural industry,” the company said.

The agricultural lands — part of 1,053 acres owned by currently owned by the Majuperak in Mukim Tanjong Tualang, Kinta, Perak — were acquired by the group for RM175,368 back in 1997, it said in a filing.

Majuperak said it will use proceeds from the sale for group working capital, it added, and to finance its various property development projects in Perak.

It expects to complete the disposal in six months.

Shares of Majuperak gained half a sen today to close at 36.5 sen, giving it a market capitalisation of RM71.44 million.

For Maju Perak you don't look at past quarters you look forward to the future prospects

Last time Calvin called for a buy on Kulim at Rm2.50 because of

1) Kulim has high cash hoard
2) It has prime landbanks in Johor

One day JCorp took Kulim private at Rm4.10 for a 60% windfall.

If you look at the last 2 quarter results of Kulim before delisting - they were both negative and loss making.

So why then should JCorp took private a losing company like Kulim?

The answer is this:

BECAUSE JCORP IS CONVERTING THOSE KULIM PLANTION LANDS FOR TOWNSHIP TO MEET THE DEMAND GENERATED FROM PENGERANG BOOM.

An influx of 70,000 workers in RAPID creates huge demand for housing..

By the same token an influx of over 60,000 Proton Staff to Tg Malim will create Property Boom Time like never before

The time for Dutaland will come in its own time.

For now, all activities revolve round GE14 Election Theme stocks.

Mj Perak is the indirect beneficiary of Pm Najib trying to save DRB.

He got Drb to buy up Pos.

Tgen he got Jackma to boost ECOMMERCE for DRB/POS.

Finally he roped in GEELY to JV with PROTON.

And GEELY wanted Proton's Tg Malim lands for production of cars for export to ASEAN 10 Nations of 620 people without tariff. Also to export to almost 100 countries as they don't do direct business with communist China.

All this fit into a perfect solution of the jigsaw puzzle.

YESSS!!

LAND & GENERAL = LAND & GOLD

THESE ARE THE SALIENT FACTS FOR L&G:

1. L&G has about 2,500 acres of freehold lands in Kerling, about 15 minutes from Tg Malim.

2. Book value of these lands have not been revalued as yet. It is only 44 sen per sq ft. Bank value for these lands in Kerling and Kuala Kubu Baru is about Rm3.00 per sq ft now.

So if revalued L&G stands to see its land value of Kerling increase by 500%. If L&G management wants to - it can follow the examples of Hapseng, Seacera, EG and Fiamma- just revalue its land banks and book them as profit.

3. L&G pays out 2 sen dividend yearly for the last 5 years. Translates into about 9% dividend per year. So L&G is the 2nd highest dividend paying share now after Tasek Cement. In terms of dividend L&G beats classic scenic, apollo, alaqar reit (all other reits) and all other dividend paying shares.

4. Recent call for RI was to expand its landbanks. Calvin has studied it more in depth. Will do a more complete write up later.

5. Mayland, being a savvy deleoper like Mah Sing, Ksl, CView, Huayang or Scientex build only in strategic areas which see popular demand for all its affordable condos priced sensibly.

And these 4 Properties acquired are in Semenyih, Kepong, Balakong and Serendah.
In Serendah the 160 acres landbank just acquired will also benefit from Proton City expansion in Tg Malim. It was an unexpected windfall for L&G to have 160 acres land in Serendah and another 2,500 acres lands in Kerling which is only 15 minutes from Tg Malim.

6. A look at Top 30 sharehilders showed that after Capital exercise Mayland has increased its shareholdings of L&G.

Another 2 savvy shareholders are Lim Pei Tiam, a banker with over 20 years experience. Lim owns Super Enterprize, Kheesan and Pohuat which did very well.

And Tan Chong Khay of Pheim is also in Top 30 shareholder of L&G. In fact Tan Chong Khay is so bullish in L&G that he has not one but three funds buying into L&G under PHEIM names.

7. GEELY buying a Flying car might one day creates the world's first car that drives on land, submerge like a submarine(Lotus technology) and fly like a plane.

L&G at this level gives a A BIG MARGIN OF SAFETY, A NICE 9% DIVIDEND YIELD AND THE BRIGHT PROSPECT FOR A POWERFUL BOOSTER FROM TG MALIM COMING BOOM.

Omggg... all plain lies again..

Yar his ranking does says it all....

L&G is stagnant and in downtrend state as we speak. This is due to the global economy affecting our output and export. How you expect we have the money to boost L&G... Make no sense statement agai. Last qtr, the real estate market has retreat and on top of that office and retail rental has dropped.

I dont know whether he is living in Singapore or actually Batam.. Helloooo, do you even know Malaysia banking and Bank Negara ruling.
Whats our avg income earners in Malaysia and how many of them can afford to obtain a bank loan for retail/real estate purchase?

Selangor and Penang was stganant for the first time in almost decade.. Other states report dropped in L&G.
