Just back from a road trip to Manjung, Perak over the long weekend and I’m amazed! The cities are thriving with ample job opportunities, and the property market is booming. Most importantly, land prices are low.
Lagenda Properties has made some smart moves, buying multiple pieces of land in these second-tier cities at single-digit prices per sqft, roughly 1-2% of the price for a piece of land in Klang Valley.
However, the property selling price in these second-tier cities is roughly RM180k to RM 400k++ for single-storey terrace or double-storey terrace. Building landed properties takes less time and costs less. Lower land cost, lower construction cost, and slightly lower price product is a recipe for a high-profit margin business compared to its peers.
