在2018年3月26日,美德再也宣布了附加股,凭单E,和红股的详情(http://www.bursamalaysia.com/…/company-announcements/5734581)。这会发行最多157433598个附加股(RM0.59):每5个现有股就能买1个附加股。同时,会发行最多78716799个免费凭单E和78716799个红股:每买2个附加股,就送1个免费凭单E和1个红股。凭单E的转换价是RM0.94。这个附加股最多可筹RM9289万,最少可筹RM8129万。转换凭单E后,最多可筹RM7399万,最少可筹RM6476万。
大约98%附加股筹到的钱会用来还银行的债。Pembinaan Mitrajaya Sdn Bhd (PMSB)是美德再也的建筑公司,负责基建工程,房物和道路工程。附加股筹到钱后,在筹到最多的情形下,PMSB的负债率会从0.86降到0.54。
前景:
建筑部门已在2018年初拿到1个新项目(价值RM1亿),让总订单达到RM17亿。建造中的项目会为未来2年带来贡献。产业发展部门因为'Wangsa 9 Residency'项目进展不错,预计会带来更高的贡献。新推出的phase 2 - block A (227个单位)预计会提高营收。在Puchong Prima的Affordable Homes项目中的408个单位只剩2个未售单位。未进账销售的RM1.8亿会贡献在2018和2019。

On 26 March 2018, Mitrajaya announced the details of rights share, warrant E, and Bonus share (http://www.bursamalaysia.com/…/company-announcements/5734581). This will issue up to 157433598 rights shares at an issue price of RM0.59, on the basis of 1 right share for every 5 existing shares. Together with up to 78716799 free warranty E and bonus issue of up to 78716799 new shares on the basis of 1 warrant E and 1 bonus share for every 2 rights shares subscribed. The exercise price of warrant E has been fixed at RM0.94. This would raise proceeds of RM81.29m under the minimum scenario and RM92.89m in the maximum scenario. Upon exercise, the warrant E would raise another RM64.76m under the minimum scenario and RM73.99m under the maximum screnario.
About 98% of the right issue money raised will be used to repay bank borrowings. Pembinaan Mitrajaya Sdn Bhd (PMSB) is their construction arm and is principally engaged in civil engineering, building and road construction works. After the rights issue, assuming the maximum scenario, the gearing ratio of PMSB will be reduced from 0.86 to 0.54.
Prospects:
The Construction division has secured 1 new project for total value of RM103.05m in early January 2018 and bring their outstanding order to RM1.66b. The on-going projects will contribute in the next 2 financial years. The property development division is expected to bring higher contribution as the work progresses well for the project 'Wangsa 9 Residency'. The newly launched phase 2 - block A (227 units) is expected to generate additional revenue. The Affordable Homes project in Puchong Prima left with balance 2 units unsold out of total 408 units. The unbille sales amounting to RM181.87m which will contribute in 2018 and 2019.
