everyday drop 1-2 sen without shares buyback. Even with shares buyback it also drop 1-2 sen daily. Better save the cash to give cash dividends.

Another premise litigation. Why so many landlords are suing PRGL? Are they in the opinion that they can win over the case since there was a precedence with the previous litigation?

Looking at the current exchange rate and increase of Brent Oil, won't look good in Q2 and Q3. Trade at your own risk. I have cut loss back when the counter was still at 0.595. Made a 4 digits loss. Made loss with two airlines, MAS and AAX. Not going to touch on airlines counters anymore purely for their fundamental but will touch it when the positive sentiment is high and lot of speculators entering the counter.

My highest concern now is that arbitrary appeal. If the ruling is against Parkson again, the counter price will get another hit although the allocation has been provision.

They won't provide any explanation just like last time. From what I am aware of, the appeal for the arbitrary reward may come out end this month. Could that be the reason?

Shares buy back still strong. Still got money. Just that it is unable to lift up the price cause whenever there were shares buy back at 1640-1650, there were strong selling as well at the same time. Anyone noticed the same? I wonder what is going on as if someone is stopping the price from going up via shares buy back buy selling low.

Next release is on Q2 which is from April to June. RM has dropped a lot in these two months and that's why the Q2 results would be much impacted by forex loss. As for fuel price, it has increased slightly for the last 2 months as well.

As long as there is still holding power with support from parents saving and got job on hand, property prices wont go down but sustain at this level. Buyers who bought their properties in 2011, 2012 and 2013 are unable to accept the fact that it is no longer the same. There are no more hot market for properties as the price has increased into a level that not many ppl can afford it.
Anyway, ppl still have saving and job to hold on to the properties. Until the saving is exhausted and the economy get worst due to weakening Ringgit and also the stupid scandal of 1MDB, we may be able to see some correction by then. I don't think this will happen within 2015. Maybe 2016 the earliest.

Thanks kcchongnz, Intelligent Investor and ks55 for all the valuable feedback and advice.

Hi kcchongnz and Intelligent Investor,
With the growing rate of my salary and saving rate, I can't even beat the last 4 years of properties price increase rate. Have been surveying around for a property since last year but I still can't afford one decent place for below RM400K in KV.
I went to few places in Shah Alam for properties that are asking for around RM400k - RM450k. Anything below RM400K is either badly maintained (because the property was worth around 250K++ when it was being developed and you would have guessed what kind of quality being built in there), Malay majority area or facing a cemetery. Those between RM400K - RM450K are either old properties, 10 years and above and require quite some fix up or those below 900sf that only provide 1 car park (working family now at least need 2 car parks cause both spouses work and travel) After factor in all the additional cost that I may need to fork out (legal fees, stamp duty, renovation, etc), I can only afford around RM420K property and that leave me with limited choices and trade off. All new properties are now launching around RM550K +++ and above which is beyond my reach.
Checked with my wife if we should move to even further place like Nilai or Bangi but the one golden question remain, can we find a decent job there?
Hence, it is in my plan now that I should relocate my family back to my hometown for an affordable home without compromising security and decency. But is separating yourself from your family a good decision, all because you want to own a property of your own? Reason being I need to continue to work in KL to support my family.
So for those youngsters who happen to come from the same background like me, owning a property in KV may not be a dream comes true but you still can choose to build a family. I have many friends who chose to own a property than to build a family cause your saving is only sufficient for either one. Btw, wedding doesn't come cheap unless your have FAMA sponsorship. I believe this would be the dilemma for many youngsters who came from a normal family background.

Very high volume today. Something brewing?
2015-05-29 14:39 | Report Abuse
It's not easy for the youngster to save up to 20% after EPF, Socso and tax deduction. With a salary of around RM2.5k - RM3k, it s not easy to survive in KV. Unless, you are staying with your family, and have a free dinner meal everyday, family car to drive and don't need to care for any household expenses, that could be possible.
Else, like me, the first few years were more like building foundation (Own your first car, own some furniture, working clothes, shoes, insurance, pay your own bills, repay education loan, etc) plus building some debts. Now, it's time to build saving, investment and reducing debts. Btw, I yet to own a property in KV even after working for 8.5 years and I didn't travel to oversea trip but only local trips until I was 26 with some saving just enough to visit Singapore for 5D4N, staying with my cousin.
Now, I think the youngsters are travelling to Korea, HK, Japan like no issue at all. With that kind of lifestyle, it is even harder for them to save up.

My opinion is more to stay off those counters which have already appreciated a lot. With the impending of US interest increase, the current high price may not be able to sustain once the big funds pull out from Asia markets.

I used to see that in MAS too, better operation profit with forex loss and also high depreciation. And my thought was at least the operation was improving. Well, until MH370 and MH17 nailed it to its coffin. Depreciation and forex loss in Airline are really an important factors. Don't purely look into operation alone cause airline can't survive with operation alone. They need to manage their fleets and also the forex efficiently.

Hopefully 2015 wont break 2014 record losses of half a billion. If worst, think AAX can go to the same path as MAS or being categorized as PN17 counters due to continous loss for many quarters.

More than 75% of Malaysian own a home? I guess their stats mean everyone own a home at their hometown (out of Klang Valley, Penang, Johor Bahru, any main cities) whether it's a hut, a kampung house, an illegal squatter home or made shift tents like what our Bro and Sis in Kelantan are currently facing after the flood.
The more our PM and his cabinet open their mouth, the more it shows that the BN gov is totally out of sync with the ground and nation. Their stats and opinions are always the total opposite of what are really happening at the ground. I.e. crime is down lah, GST is good lah, the rakyat is supportive of the Gov and PM lah, 1MDB is good for the nation lah, etc etc. With such ppl on helm, what are you going to expect Malaysia to achieve in 2020? Own BN fantasy and SSS (Syiok Sendiri Sahaja)

ImCK, by then, Indonesia and Myanmar has developed much. It would be ASEAN economic corridor and most consumption would be driven in this region. Forget about China. China is losing its steam already just like what happened in Europe and US last time. For the last 20 years, China was driving the World economy, now it's time to pass the baton to ASEAN. Hence, with that in mind, much cargo still need to go to Indonesia. Singapore Ports and Malaysia Ports would be cushioned from this impact.
Btw, to build a canal that big is not a small job and need a lot of investment. And who knows in 10 years time, solar fuel has advanced much that it could replace current carbon fuel. Hence, it won't be justified to spend such a big investment to reduce fuel price cost.

Haiz. I have been saying that it needs few quarters to recover but no one is listening and keep harping on lower fuel prices, cost cutting measures and less competition from MAS. Q1 results gonna be bad.

MAS took 1 year to go for delisting after the rights issue in 2013. The main trigger was continuous loss and MH370. If AAX performance still doesn't improve in Q2 and Q3 2015, there s a possibility that AAX may be delisted as well for internal restructuring. The fund raised from this right issue won't last long. Maybe 2 quarters the most as it is just a small amount being raised.

unfortunately, some companies with healthy or in fact high cash flow are considered risk averse companies and with no growth potential. Hence, their counter prices are forever uninteresting. On other hands, some pump up their cash with more debts or selling of assets. Hence, should always take this into consideration.

Now can do phone confirmation. Your broker still so outdated. Ask him to send you the documents in image files via email. Next you print it and sign it and then scan it back and email back to him. If he still doesn't know how to do it, speak to his manager. I believe there must be a way.

Don't think they have that much of cash to give. RM150 per share still possible instead of shares buy back. Imagine u would have receive 4 times RM150 dividends by now instead of shares dividends which caused the counter to be adjusted lower each time.
