IMHO it is a good deal. IWH will end up with land with OMV of RM30B of which RM6.5B worth would only be injected through the proposed restructuring. That RM6.5B payable via issuance of 647M ord shares and 3666M perpetual RCPS. RCPS conversion is 2 RCPS : 1 Ord share and convertible only after PAT > RM1B. RM1B PAT easily achievable once CP for land sale to Greenland becomes unconditional. Of course for the RCPS holders to convert, share price must exceed RM3.00!!!!

Sweetheart why so upset? OK loh, I say nice thing about Ho Hup. Market cap only RM290M. Potentially should double share price as Ho Hup worth more than RM500M. Ho Hup share of revenue (of which 85% is profit) from BJC should easily surpass RM500M of which RM92.7M recognised to 31.12.2016. Still have another >RM400M to recognise. Own development of BJC profit another, say RM50M. BJC alone worth RM450 to RM480M. Lain lain say worth RM100M. In total Ho Hup worth > RM550M i.e., RM1.88 per share discount 30% for project execution risk, cincincaicai also worth RM1.30 per share.

Paperplane why so pessimistic....short term also got profit depending on definition of short term. One can only assume that land sale is ON as Greenland HAD started development certain parts already. Once CP completed, my hunch, is sometime in the short term, then quarterly report would show RM1.2B[It's a "B" not "M"] profit after tax. My 2 sen worth...

If proposed revocation gets terminated also no problem. Malton ends up with prime land in Seb. Prai. I don't think it will be terminated. So far all conditions precedent fulfilled except EPU approval and of course all the $$$ payments. Payments should be no problem since Ecoworld HAD roped in EPF to co-develop that piece of land

The Edge Dec 14,2016...Chinese developers have continued to expand their presence in Johor. In the third quarter of this year (3Q2016), Shanghai government-linked Greenland Group launched the Iskandar Malaysia Greenland Smart City Experiential Centre (SMARTXP) in Helios Cove, Permas Jaya.

KGV International Property Consultants (Johor) Sdn Bhd executive director Samuel Tan, in presenting The Edge-KGV International Property Consultants Johor Bahru Housing Property Monitor 3Q2016, says the focus was on Helios Cove during the quarter. The market was watching if the development will get a good response like Country Garden Pacificview Sdn Bhd’s Forest City, he adds.

When completed, Helios Cove will be a fully integrated township with waterfront residences as well as commercial and retail outlets across five main zones. The 128-acre township will offer panoramic views of the Straits of Johor, and is set to become a new international landmark in the southern region of Malaysia.

“Helios Cove was opened for public viewing in 3Q2016,” says Tan. “The mammoth and innovative concept caught many by surprise. It is indeed a courageous move by the developer… against all the odds, it managed to attract key tenants to its commercial zone. The serviced apartments are expected to be launched soon. The developer has no qualms about the marketability of its products.”

Proposed (Means still talking and drawing and planning) BJ apartment GDV RM500M..this one should be profitable since land cost very low..but can sell or not??? The Park 2 is not 100% sold yet.

All these PROPOSED means belum buat lagi maybe 2020 lah. Moreover that Kulai one is in the middle of some oil palm estate. I don't think they can start development there until they build and deliver certain buildings to the land YPJ.

Bonus issue does not increase the value of a company. It's done to reduce the share price to make it more tradeable. Incidentally, if there's a lawyer here somewhere, he/she, should be able to confirm this : With the Companies Act 2016 coming into force, share premium no longer exist and as such cannot be used to issue bonus shares. So to do a bonus issue would be through the capitalisation of retained profits.

Let's assume OngLai88 is correct..someone is frying up for Directors to exercise ESOS at RM1.00. Now for those that exercise, they would want to make profit, let's say 5%. That means for them to make profit the frying has to exceed RM1.05 or more. So, bowman, if you believe OngLai, why move out when he means another >20 sen more increase???

I suppose Singh is correct. REITs would be able to monetise TAGB's assets to clear of those loans with some left for small shareholders like us. Hopefully, TT listen to him.

Stock

2016-12-16 18:31 | Report Abuse

Let's say for Damansara Avenue project, TAGB makes RM100M profit. Let's say project takes 3 years. Therefore average 1 year profit from DA = RM33.33M. Last qtr alone TAGB easily lost RM30M in investment dealings. So make profit in property also not enough to cover loss in securities gambling!!!!kakakaka..Incidentally, those that says that forex translation of TAGB's assets not taken into account, I somehow doubt this is correct. I think forex gain was reflected in the accounts as disclosed in the notes on fixed assets and inv properties with the corresponding gain probably reflected in the statement of comprehensive income.

Whilst raw material can be sourced locally, most are either imported or made from imported material eg, flour is made from imported wheat, whereas potato is imported. There is no details in the cost of sales, but what is definite is gross profit as a % has went down. QR 30.09.16 Qtr/Qtr : Sales up RM3,950K (7.04%), Cost of sales up RM5922K(14.01%) and YTD sales up RM10,633K (8.62%) but COS up RM14,848K (17.77%). Presumably with minimum wages law also affected their factory wages.

Stock

2016-12-16 12:10 | Report Abuse

Although approx 65% of revenue is from exports, almost 100% of raw material does not originate from Malaysia, which may explain why although total sales went up, cost of sales went up even higher, resulting in lower gross margin.
