Handing out TAGB shares to shareholders of TAE does not benefit anyone. In the short term it may act as catalyst for TAE but realistically what it also means is that the value of TA will reduce due to the transfer of asset from TAE to its members. On the other hand, it may actually depress the share price of TAGB as members of TAE who ends up with TAGB shares may sell them. As for REITs, that looks extremely unlikely for the moment. Firstly it is a long corporate exercise with a lot of financial and assets juggling but more importantly either Tiah junior or Alicia (I can't remember which exactly) mentioned in an interview quoted that it is great to have assets which can be used to raise finance.. I take that to mean as collaterals to borrow... for god knows what purpose. Also REITs for short term will trigger an increase in price of TAGB but long term TAGB will be worth nothing without the properties. I think it is far easier for Tiah to reward shareholders by declaring free warrant.Tony is a stockbroker by trade. I am somewhat amazed that he doesn't seem to have any idea what to do to create interest in his companies!!!

Another way to look at this is you pay co RM0.25 for the recent rights. Now co pay you back RM0.20 to take back your rights. Co profit 0.05. kakakakka. Probably later call for rights at 0.20. Then you give co back that 0.20.

Doubt so. Money poured into Trump Vancouver would have been reflected in "Inv in JV" in the balance sheet whereas Little Bay would have been reflected in development expenditure on consolidation in the group accounts.

I am a simpleton. IMHO, if a property developer spends too much money and effort in securities investment and does not make money, then, it is gambling. The figures in the accounts also doesn't add up. I am no accounting expert but balance in securities investments on 31.01.2013 is RM198.5M and bal on 30.09.16 is RM590.5M (an increase of RM392M). However for the same period from 01.02.2013 to 30.09.2016 the actual net cash poured into securities investment is RM1,277.3M. What happened to the RM885.3M (1277.3-392). Impairment or actual realised loss? Also, the RM1,277.3M would have been financed by borrowings as profits for this period definitely is nowehere near that. Borrowings to expand biz?? Maybe I m not looking at the financial statements correctly. My 2 sen worth.

SK Liew, those figures are not GROSS profit. These are segment net profit before tax. Also comparing with Ho Hup is unfair because cost of land for HHup is approx RM47 psf whereas for Malton (If selling price is RM800) cost is RM144psf. Also, the recognition of revenue/profit for the Park seems normal as the actual construction work done to 30.09.16 is quite negligible(I think earth or foundation works only). Insofar as recognition of profits for shops, etc, under normal accounting treatment, it is lower at beginning stage and higher towards the end of the project. Someone mentioned about BKawan revocation. I think the profit after tax for the revocation should be approximately RM22.8M. As for cash inflow for the revocation I think there is RM228,488,000 besides that RM50M and RM94M.

valuelurker, that capital M is it the one with a recent rights issue and every few years calls for rights? If so, they are not property developer. They looks like one, sounds like one but they are not one. They pretend to be a developer doing all sorts of things overseas. On the other hand, IWCity is very focused with its Tebrau land. It is value trap if they do nothing. The land most of which is submerged needs to be reclaimed. Selling a portion to Greenland is doing something in itself. Of course in all biz transactions/contracts there are always risk of non fulfilling of conditions resulting in termination. Paperplane says ghost town and he is entitled to his opinion. Hng33 thinks it will be sucessful, he too is entitled to his opinion. Afterall, nobody can foresee the future.

Hopefully u are right on the obtaining of major contract. U r definitely right on the "nice tradeable" part. EPF slowly selling and price goes down a bit. Then some news on oil price, price goes up. Until announcement of major contract win, looks like it is going to ding-down a few sen meantime!!!

Hopefully become golden geese. I pass by the site yesterday. They are doing the foundation works for the Mall. Dunno whether they are selling the Mall of keeping it. If keep, then they will need to reserve $$$ and probably bank loan for building & developing the Mall. Expected completion in 2018. Oolala, I am going to be mallowner (although tiny weeny bit).

snwong, goodluck to u. Whilst it may indirectly helps that oil price goes up but more importantly, for UMWOG to go up, they have to be able to WINNNNN jobs at PROFITABLE rates. If oil goes up to USD100 but UMWOG can't win jobs at profitable rate then their share price would continue to slide. Meantime, Petronas has not announced any increase in Capex. Whilst some may argue that UMWOG is not financially distressed, one only need to look at their last qtr financial position and reflect on what happen with Perisai and Swiber notwithstanding that UMW Holding is the parent co.My 2 sen worth.

Now I dunno what my average cost is!! Too lazy to calculate. I bought Malton because I poor man. If and when they complete Pavilion BJ, I can then boast to my mates that for a poor man like me, I own a piece of Pavilion. LOL

SejukSaam, currently, almost all property counters are useless and Malton is no exception. When price of oil very high, everyone buy expensive O&G counters and got burnt when oil comes down. When price of steel very low, nobody buy steel counters. Now steel goes up and steel counter goes up. Million dollar question is...do u dare to buy property counters (Malton included) when everyone is scared??

The high end property is so that the directors and relatives have a rent free place to stay when they come to KL. They cannot afford to pay for hotel rooms. Better to exploit cepat bank balance to buy these properties.
