RainT, if you would take the time to read 2 page in their Annual Report or even their quarterly report and see any of these words like Hire Purchase, Overdraft or Term Loan....pls let me know cos i could not find them at all in the Annual Report for the past 20 years. The only new item in the report is Lease Liability which arise out of accounting standard MFRS 16 and not due to actual borrowings....finance cost here is the unwinding of the impact of the accounting standard..it was not due to any borrowings at all. The gearing of this company is NIL.

Dividend was paid out of their profit...as as 31 Dec 2019.....YTD PAT is RM51.5m.

they pay dividend 4 times a year....assuming each time 1.95 sen....if holding 100,000 unit....you will get RM1,950 each time....x 4 time = RM7,800 per year. Investment (capital) is RM136,000 (each share price at RM1.36)....7,800 / 136,000 = 6% return per year. FD rate in M'sia is less than 4%.

Shares price will also enjoy capital gain....pls check their price movement over the past 3 years.

As investor, we should be looking at long term potential capital gain and steady flow of dividend....should be higher than FD rate....the share should have minimal risk with solid assets to back it and track record.

when other counter price go down, investor will look for safe haven counter with proven track record of dividend payout and capital growth. This is when REIT stand out. The question is which REIT counter. Malaysia top 5 REIT....IGB is one of them. Personally, i think investing in IGBREIT is a good bet.

With aggressive promotions and reward plan....it will cost the company money but in the long run, it will still make money.

Dividend 2.5 sen....yearly average around 5% ROI. This is on top of any capital gain one might get. Not bad ma....better than put money sit in FD at bank.

if the 2 mall under this REIT sink, that means the whole economy will sink already....the mall is pack every day with not just locals but also tourist. Occupancy rate is almost 100%, rental is going up every year i.e profit also. I wonder how some people think this counter will sink to 1.60, it maybe possible but it will only be for a brief moment since its a good investment counter with steady dividend and profit

i3lurker, pls note that for banks, their income comes from the credit card commission charges and not on how much the card holder spend. If spend RM1k, income to the bank is only RM10+ after deduction of royalty to Visa/Master. But of course if the card holder cannot afford to pay the RM1k and need to pay by instalment, then the interest will be additional income to AA.
