I kind of confuse with the 10%. If I not mistaken , I read somewhere that need 10% of total shares , which means 70.2MM instead of 40+MM to turn down the proposal

@YouWin I will put my bet on those stock counters with land in Pasir Gudang area. Betting that East of Johor will be connected to Singapore through another RTS.
Singapore didn't like bridge as more cars will enter Singapore. RTS only transporting people.

YTD , only 2% of shares changed hand which drove the stock price from 1.05 to 1.63.
This definitely not the alternative to privatize the company through open market purchase as minority shareholders is holding tight with their shares.
By announcing privatisation at 1.70 , Surin might hope that he can cap the price and minority shareholders will sell off below 1.70. The transaction volumes yesterday afternoon after the announcement and today sent a very clear signal to him that we will not dispose our shares at this price.

PGB as an example. The land deal 238.8MM. Which included 90MM to convert land title from Argricultiural and get all infrastructure ready. Excluding this , will be RM2MM per acres. Ulu Tiram only 20km from JB. Pengerang more than 60km from JB. Pasir Gudang 40km from JB. Commercial land within 30 to 50 psft today

MPHBCAP land in Pengerang as per annual report classified as agricultural land , or to be exact, oil palm estate which same as most plantation company , book value at RM1 psft.
If outright sales , my guess will be 10 to 12 psft which will equal to about RM1 to RM1.50 per share

The ART system will focus on area surrounding JB. Phase 2 will extend to Pasir Gudang area.
Accessibility to Pengerang will be only through road and far away from JB and Singapore which limited the appreciation of land price in Pengerang unless government decided to build 2nd RTS connecting East Johor to Singapore.

The land Paragon Globe sold was located at Ulu Tiram , about 20 minutes drive from Johor Baru City Center.
For Pengerang land , beside data center , solar plant might be another option. The land size just nice for 500MW capacity which open tender under LSS5. Adjacent to Singapore will be an advantage.

I glance through the balance sheet of both FACBIND and Eksons. Both assets mainly in cash or quoted investment and smaller portion in land for development which reflected the value. To push the stock price to next level , management need to use the cash to venture into new business or pump up their property business to improve the performance.
MPHBCAP beside the huge cash pile , the under value land will be an advantage. The stock price will much depends on how the management unlock the value.
Among 3 , I will go for MPHBCAP with higher upside surprise

30sen , 45 sen or 90 sen it doesn't matter to me. As long as I put my money in cash rich companies that continue to pay dividend , I will be able to accumulate along the way. Couple with the cash pile sitting in bank waiting to take advantage of any margin call incident , once the market rebound , will be hefty return.
