The weaker ringgit, the better YTLP profits. Next quarter will be a big jump for them as their business are all over the world i.e. UK, S'pore, Australia. It's definitely a plus for YTLP.

I'm not sure about TWREIT. But can ensure that Pavilion Reit is heading to the north. They have quite a number of on going projects that keep them busy for the next 2 to 3 years. Hence, it will enhance it NAV.

EPF has begun to accumulate CMMT since 20/12/2012 and is still collecting till to-date. Quite sure they foresee the refusal right to purchase of Queensbay Mall is imminent. It's very likely heading surpass $2 soon.

We believe strong earnings momentum will resume in FY13F, largely driven by Pavilion Mall premised on:-
(1) The bulk of Pavilion Mall's NLA leases, 69.8%, are expiring this year (the majority in September). This implies a good opportunity to reap benefits from raising rentals. More importantly, Pavilion Mall is in the early stages of its life cycle. We have projected a 12% rental reversion - in line with management guidance of 10%-15%. Note that rentals were raised by 10%-12% during its first rental reversion in 2010. Average rental stands at RM18.74psf with 98.5% occupancy as at 3QFY12.
(2) New precinct, Fashion Avenue (+5% NLA), opened last September. Footfall appears to have improved. This, we believe, is underpinned by:- (i) Designated entrance with additional pick-up points added to the Raja Chulan entrance to Fashion Avenue; (ii) Enlarged number of speciality stores (+35 stores) and 100% tenanted; and (iii) 30% are international brands making their maiden entry into Malaysia.

Investment case. We reiterate our Outperform call on PavREIT, with an unchanged DDM-based fair value of RM1.60. We like PavREIT for: 1) its quality assets and prime location;
2) its strong organic growth potential; and
3) quality of its tenants. Premium valuations are justified by the higher EPU growth vis-à-vis its peers.

ECM: Efficiently Constructed Market?
Today's trading in ECM can actually tell that there are a lot ignorance in the market. I believe the market should read more and trade less which to me is not happening now. Lots of information are readily available. A reader highlighted to me that ECM's stock symbol is to be traded in "red" from today onwards as it is now a PN17 company and he is worried. I never suspected a company that is to be admitted into the PN17 category will immediately trigger selling no matter what reason as it's symbol will be highlighted with red color font. Its the fundamental, not the color that determines the stock.

In fact, I said can buy more as the fundamental remains the same while the stock now becomes cheaper. One should already know this as ECM has already pre-empted shareholders way before during the announcement on the merger.
What is the PN17 for? Note: Not all PN17s are all that bad
From the exercise, as below, shareholders will be getting a total RM0.676 worth of cash, ICULs of Kenanga and some small shares of Kenanga. The main attraction is the cash of RM0.534 per share. ECM is traded at RM0.85 now. The distribution of RM0.676 will be completed by next month - 31 Jan 2013, which is what is mentioned by ECM, and I trust that it will happen as the Kenanga deal is already completed.
Upon the distribution, ECM will be having a RM0.38 of Net Tangible Asset (NTA) per share with RM0.32 in liquid assets (cash and ICULS).
Hence, if we are doing the math - with the RM0.676 distribution, at RM0.85, the stock will be quite in the money (RM0.85 - RM0.676 = RM0.174). Assuming it is trading at a discount of 30%, it is still in the money. I am not holding this stock for long though as I think the company is going the Private Equity route judging from the purchase of Pelikan's shares. Its directors were formerly investment bankers and PE people anyway - that's what they do best.
Hey, within a few months we should be getting back almost all our money with some small profits possibly. This is almost a "cigar butt theory" as what Graham says - the cigar butt that's thrown on the ground can still last few more good puffs - if only you are willing to pick it up.
What is left at ECM
Note:
It is easy to find out what's left of ECM as after the distribution of RM0.676 per share, the company will still keep RM265 million worth of cash and ICULs from Kenanga. From the below balance sheet, ECM has already highlighted what they are to dispose off from the sale. Just take out the one in red box and intangibles as well (not sure what it is). What's left in the cash and ICULs add back to the assets - liabilities, that's what you get from ECM. But beware, it is a company with no real business.

Trust me, it's either next year or 2014, it will acquire Queensbay Mall, then it will easily surpass 2.20. Don't forget Kuantan Mall that they are actively upgrading for better value. Always remember, REIT is for long term. If u r looking for fast $$ & excitement, then should go to the TOP 20 active stocks. High risk, high return & vice-versa.

I don't think so. This is the best performing REIT stock. I have made tons since it listed... One needs to visit its malls only then one will comprehend its strong & vast mall mgmt skills...

Pavilion REIT (PavREIT) will enjoy the new asset valuation benchmark set by KLCCP. KLCCP had revalued most of its existing assets in conjunction with the announcement of the KLCCP Stapled Group. The latest revaluation of Suria KLCC of RM4,252 psf implies an attractive upside to PavREIT’s asset value, as Pavilion KL Mall is currently valued at RM2,571 psf, a massive 40% discount. This reinforces our bullish view on PavREIT as the current unit price has yet to capture the full potential of the relatively new branded quality asset.
