m'sian has been among top 5 investor in s'pore, australia, NZ, top 10 in U.S, U.K properties market. the problem IN m'sia is the high/mid/low income group gaps get widen too fast and deep, lack of effective policy that look far enough to build enough affordable house.

developers do in-depth analysis of market segment and they only focus in those area where buyers still have "buffer" to pick-up (e.g loan), and they work very closely with banks, encouraging "low front" (so ppl can buy more units using same amount of $, hoping using rent to leverage down installment later, if not sell of few units at higher price, or re-finance older property to enter the market etc). example, SOHO concept selling 250K is one of it.

as a result, lower income group cannot buy into these segment bcos the pricing or design is first never meant for them. secondly, to make thing worse, the trend boosted the lower end property cost to higher level; which their income hardly catch up. third, no surprise banks do not "welcome" these application, even it is prima1 prj.

things like ridiculous "administrative" cost (e.g stamp here stamp there), too many department to "pleased", political linked etc too push development cost to high. in fact, while gov keep asking developers to build more affordable house, but gov investment arm like khazanah etc keep building expensive properties, again and again boosting land price to new height. sigh!!

hope during the egm the deal can be "sweeten". mb did mention to consider re-list or inject asset to other investment arm after re-structure. wish us good luck!

there is always a next time in securities market, no need to feel hurt. there r still plenty of opportunities around like redtone, mmode, adventa, hevea etc etc. for kps itself just look at the history chart, never a steady trend, bet u will find another opportunity soon, u r right being careful rather than careless

in this case, believe it's more like self investment. the company believe the share worth every penny at 73.5c :)

opening indicates market ALREADY factored in the good news. unless big fund coming in for new catalyst, doesn't like going anywhere soon, let's wait for carnival sales :)

never borrow c.card to invest stock, once u spent all the lucky $ u will borrow again, it's juz a matter of time... rather, buy small, slow, despite not so impressive, but worst case juz keep and stay low, overtime it become huge. if not once broke with debt, it take ages juz to repay interest!

therefore, no need to rush :) juz like khsb deal, long and never short of up/down, plenty of buy opportunities

see page 4, estimated timeframe from the completion of the Proposed Disposal for special dividend is also 3 months. it may as well announce in 3 months, payout after Nov (next qtr report). in between this period, anything new and exciting foreseen from kps? maybe, but best wait till the egm is over.

next week kps stands good chance breaking $1.5, but whether it can sustain that level is another question.
