There is still bright prospect for Mkland to survive in tis weak property market...It is its 55 acres Setiawangsa land in KL tat is putting for sale right now wit a price tag of 200 mil...IF tis land is sold in the near future then it will bring in steady net profits for at least 2 yrs to come with higher dividend declaration...So in order to cover its earnings weakness in the coming qtrs to come, tis setiawangsa land must be disposed fast to strengthen its financial performance in the near term...hopefully the land can be disposed by tis yr to bring in the 200 mil to reward shareholders with dividend...It is still a BUY for me at current price...RNAV 2.00...more than 80% discount...it is like you r paying only 20 cents for a dollar bill to own their assets n landmark with zero debt burdens haha! Isn't tat cheap fire sale!

1 sen dividend gonna be announced in March...So total of 3 sen dividend is sustainable for 2016 contributed by previous land sale...Mustapha is more happy to declare more dividend as he is holding up to 40% stake while Kasi 19% SO dividend is a strategic way to reward themselves to make sure money flows into their pockets as major Sholders...

It is reported in Edge tat Its 55 acre of setiawangsa is selling at a price tag of 200 million...and there are potential buyers for it...It is a matter of time they will close the deal soon...Just imagine a whopping 200 mil will deliver a big boost to its balance sheet...at least 5 sen dividend for sure...I believe Mk acquired the land at very low cost around 60 mil...So we can expect at least 130 mil of NET PROFIT sufficient to pay u 5 sen dividend in the future when sold...If its Setiawangsa land can fetch so high price nowadays, think of how high its Damansara Perdana land could have soared...it is a shame Mkland is still traded below 0.40 when it is sitting of huge tract of valuable n expensive land, when revalued will a kick and tight slap to your unconvinced face...it is time to wake up!!!

Just sold half after ex dividend...then slowly acquired back when it plunged to 0.34-355...Bought back because its land sale to Empire mammoth last yr for 82 mil might be reflected in tis 2nd qtr fin result...net profit fm the land sale I estimated is at least 50 mil...after minus admin n misc charges could be around 40++++ mil net profit alone haven combine profit fm operation...So 2nd qtr might post one time bumper profit....dividend 2 sen hopefully

Already bought back some after dividend EX....Anyway the longer MK keep DP land the more valuable it is...Its RNAV will rise year to year...Actually no need to launch any projects, sell land already enough to send the price to 1.00...Just sell all the 230 acre DP land to empire mammoth then MK share price will be worth at least 1.50 per share...hope they will do that n declare 1.00 special payment to all the shareholders....

It is 2.50 per share in surplus revaluation....Finally 2.50 plus its latest NTA 0.98= 3.48 RNAV...So MK might worth above 3.00 RNAV per share...I might be wrong in my calculation formula, pls do ur own analysis and tell me ur result...Good night!

Let's do a simple calculation of Mkland's total landbank value...I might not be correct but I will stick to estimate current land value Psf...230 acre in Damansara Perdana= 2 bil, 210 acre in Damansara Damai= let say estimate 1 billion, 4000 acre in perak= 500 mil estimate, 55 acre in Setiawangsa = 140 mil, 400 acre in kedah = 150 mil estimate...TOTAL up is 3.7 billion...So 3.7 mil deduct its reported 700 mil land held for development in its balance sheet u will get 3 bil of excess revaluation...So 3 bil divided by its 1.2 bil total share outstanding u will get??????

Mkland must sell at least some land in Damansara Perdana tis year otherwise its 2017 financial profit will be under pressure...No need much, just 10 acre of DP land will do to secure a steady income to maintain good dividend...10 acre of DP land will surely worth at least 100 mil enough to pay 4 sen dividend per yr...It still has 230 acres total landbank in Damansara Perdana and about 210 acre of landbank in Damansara Damai Sg Buloh...RNAV stood at around 2.20-2.30 per share compare to its current share price of 0.365...crazy discount to its RNAV...it still has 4000 acre landbank in perak which they will start to develop tis yr, and the rest in setiawangsa KL n some in kedah, langkawi...230 acre of land in DP alone is worth at least 2 billion+++ currently...the remaining of 4770 acre landbank u count yourself ok...

When u buy Mulpha u are gonna carry n shoulder their 1.7 bil net debt...BUT it's asset they definitely won't share wit u...Tis is evident when they sold its Hilton hotel in Melbourne, not a single cent was given back to shareholders as reward...Not even a single dividend or special payment...In fact Right issue is the greatest sign of a balance sheet weakness...A good company will never ask for Right issue or private placement...1.7 billion net debt is a huge borrowing just imagine how much interest need to pay per year...It's management under Lee Sent Huang is really selfish n cunning...U buy mulpha u only get debt burden...all of its asset n profits is for the management to enjoy NOT u....

I will never buy mulpha till they are willing to share with shareholders by giving dividend...Pls don forget its is very very high gearing with 1.7 billion net debt...I m sure after tis right issue, they will surely exercise right issue again to repay its high borrowing soon...So in the end its shares are always diluted n low value...Mulpha is the worst company ever listed in Bursa...U don ve to trust me...Just watch n see...profit improving but u won't get any dividend forever as they always need to settle their high borrowing with the cash flow fm operation...
