Kenanga's research report appeared to be totally biased in terms of assigning target price to Tropicana and Eco World if we compare the PE ratio, ROE and dividend yield for the two companies.... simply absurd....

KUALA LUMPUR (Apr 15): Tropicana Corp Bhd is disposing of its entire 73% stake in Tenaga Kimia Sdn Bhd to Austin Powder Asia Pacific for RM194.7 million cash, which will be used to repay debt and for working capital.
The property developer expects to record a net gain of RM48.5 million for its current financial year ending Dec 31, 2015 (FY15) arising from this proposed transaction.
"Tropicana will also benefit from interest savings as a result of the utilisation of the sale proceeds to lower borrowings," the group said in a statement today.
Tropicana's wholly-owned unit Tropicana Tenaga Kimia Sdn Bhd today signed an agreement with Austin Powder Asia Pacific for the proposed disposal.
"This proposed transaction is in line with Tropicana’s strategy to dispose non-core assets and heighten its property focus, as well as part of the group’s ongoing de-gearing exercise to reduce its borrowings," said Tropicana (fundamental: 1.3; valuation: 2.4) in the statement.
"Taking into account the sale of 308.72 acres Canal City land to Eco World Development Group Bhd ( Financial Dashboard) for RM471 million, which was completed on March 31, 2015, and the impending completion of the sale of 3.14 acres Bukit Bintang land to a joint venture led by Agile Property Holdings Ltd for RM448 million and the sale of Tropicana City Mall and Office Tower to Capitamalls Malaysia Trust for RM540 million, Tropicana’s potential net gearing could fall to approximately 0.3 times !!! " said the group.
"This will put Tropicana in a stronger financial footing while it continues to further strengthen its balance sheet via unlocking value of its landbank," it added.
Tenaga Kimia and its group of companies are involved in the manufacturing and supply of emulsion explosives and technical blasting services supporting various industries including construction, mining, and oil and gas. The group has presence in Malaysia, Indonesia, the Philippines, Hong Kong, Taiwan and Indochina.
Austin Powder Asia Pacific is a subsidiary of US-based Austin Powder Holdings Co, which is involved in the full line supply of civil explosives and blasting services to the global mining, stone quarry, construction, and oil and gas industries.
Tropicana shares closed one sen down at RM1.12 today, bringing a market capitalisation of RM1.6 billion.

So much shares have been changed hands within a very tight range between 13 and 14 sen only for the last few months. Are the buyers and sellers interested in making the stock brokers richer only by trading for fun? Or is somebody quietly accumulating the shares in the market so that he can have a controlling later and kick out the present sleeping major shareholders and directors ....???

Broadleaf Residences is a leasehold development on a project site spread over 49.27acres.
The project’s bungalows starting from RM2.7mil will feature five different designs with built up areas ranging from 4,942sq ft to 6,081sq ft.
Each bungalow comes with either a six bedrooms of seven-bedroom layout with up to eight bathrooms.
The homes will come with high-end electrical and sanitary fittings along with extra features such as rainwater harvesting systems and solar-powered hot water systems.
The township of Kota Kemuning where Broadleaf Residences is located, is accessible via a network of major roads and highways, including the Shah Alam Highway, North-South Expressway, Kesas Highway and Federal Highway.
Broadleaf Residences is expected to complete in three years.

Profit after tax = RM 41 mil, BUT
Profit attributable to shareholders = RM 1 mil only.
Is the company mostly working for the Non-Controlling Interests only?
Best to quickly sell and forget about this kind of company altogether!

Exciting prospect as per its report with RM1.88 bil worth of contracts to be completed in early 2018. Effectively, it means that its construction segment alone will contribute at least RM600 mil revenue per annum in the coming 3 years, not to mention its own property development segment.
It has also demonstrated strong profit growth in the last 2 years.
No wonder it is HLIB's top pick for the mid-cap construction segment.

Tropicana reported RM333 mil net profit for FY2014 and its market capitalization is less than RM1.5 bil, trading well below its NTA.
Eco World reported RM7 mil net profit for FY2014 and its market capitalization is close to RM2.9 bil, trading well above its NTA.
This may be the biggest shame to the boss and the management team of Tropicana Corp.
Its weak share price is a clear reflection of the public doubt and lack of confidence in the company.
Why the analysts are so critical about the gearing ratio of Tropicana despite the company consistently churning out good profits for the last few years, not to mention that it can always monetize its superb prime land banks to de-gear accordingly? There are many other companies which are more highly geared than Tropicana but they are still highly recommended by the analysts. Weird??
Can't the management team justify to fund managers and analysts that Tropicana can manage its gearing and cash flow comfortably for the next 3 years???

If the sales for its Broadleaf Residence in Home Tree is good, then this company will have another 2 good financial years ahead. The GDV may be around RM0.5 billion for 209 units???

The above 2 projects will propel the share price significantly to 20 to 30 sen if the company can launch them quickly this year. It must source the funding through private placement or get a cash rish contractor to lend the financial support to these 2 projects.

Fong7, you are right. The whole market and the analysts only look at its gearing ratio and ignore all other good things and the potentials of Tropicana. What a pity for Tropicana which is a bad name in Cantonese dialect, (very tough)
Most people just choose to ignore the good profits ( be it from fair value gains, land sales or operating profit) over the last 3 years, its superb prime land banks and huge potential GDVs.
Morale of the story: Don't pick a wrong name for the company. And its public relation department or its CEO must be able to sell and articulate the growth story and potential regularly to the public via newspapers.

worth of land bank and has recently signed an agreement to dispose its
Tropicana City Mall and Office Tower worth RM540m. Tropicana has also
signed four SPAs to dispose four pieces of land worth RM633m. We
forecast its net gearing to fall to 0.45x in 2015E vs. 0.68x in 2014.
