if pay dividend , this share may touch 1.50-2.0 ? Sadly the co ignored the basic principle for share listing i.e paying a decent dividend when u had taken shareholders deposit for investment. If not , what is the use for investing in stocks?
very few posts coz no buying n selling interests ? Though counter making money but sadly lacked buyers n sellers . Other counters that r making less money r doing 3-4 times better than this ? Can't imagine the Real reasons...?
Eupe is lauching thier new projects in Cheras and Bangsar South. Very modern building with beutiful design. The nice design of its projects should be able to attract buying interest of its properties. Their website just updated, can go to its website to see thier new projects.
Eupe definitely can hold. 2 projects in Bangsar South and Cheras with total GDV of RM710Mil launching this year. If they able to do well for these two projects with at least 15% net profit, it will bring about earning per share of around 0.83 cents which is almost equal to its share price now.

Kedah-based property developer EUPE Corp Bhd expects to launch its maiden Kuala Lumpur projects with a combined gross development value (GDV) of RM720m this year. Group managing director and CEO Datuk Beh Huck Lee said the residential projects in Cheras and Bangsar, with a tentative GDV of RM260m and RM460m, respectively, would start contributing to the company’s earnings in the financial year ending Feb 28, 2016.
Assuming RM720m is sold in 4 years @ 8% = this piece of land alone RNAV is RM110m. 90% of EUPE's land are acquired and valued on 1996-2000 at about RM200m. I assumed a conservative approach, where all the price of the lands here are revalued at a double of 10-15 years ago, which would be RM400m
KL = RM110m Kedah/others = Net book value x 2 = RM400m Cash = RM22m Borrowings = RM53m RNAV = RM479m/ 128m outstanding = RM3.74
Although last year they made about RM12m profit, which is about PE of 10x, however, the Cheras/Bangsar project will keep them busy for the next 3 years, which earnings could be contributing about RM30m from this development alone, making it to be valued at P/E of 4x!!!
RNAV of RM3.74! Given its size, I am valuing it at 50% discount, hence target price RM1.87, mind you this RNAV is very conservative where I only factored in a 100% increase in their land value in Kedah for 10-20years, on average 15 years!
Someone just tell me, whether my value is correct! At current price, only trading at 26% of RNAV! ridiculous!
