Dear Valued Shareholders,
On behalf of the Board of Directors of YNH Property Berhad, it is my honour to present to you the Annual Report
and Audited Consolidated Financial Statements of the Company and its subsidiaries (“Group”) for the financial
period ended 30 June 2023.
During the financial period, YNH continued to build on the growing township development in Manjung District,
Perak for stable revenue contribution, while The OOAK serviced apartments and The OOAK Suites of Kiara 163 and
Solasta Dutamas also contributed to our earnings. The Group’s FY2023 revenue (18 months) is RM307,516,997
while profit before taxation is RM20,416,799.

KUALA LUMPUR (Feb 24): YNH Property Bhd’s RM1.1 billion investment in numerous property development joint ventures (JVs) over the years has drawn much public scrutiny in recent months.
While it is common for property developers to enter into JVs to expand their reach, it is not as common to put a huge amount of capital into ventures in which they do not have full equity ownership.
In YNH’s case, the investments in JVs are huge relative to its cash holdings of RM16.8 million as at Sept 30, 2023. Of particular interest was the 5.098 acres of land situated in Desa Sri Hartamas, involving deposits of RM239.5 million.
Those closely tracking the real estate developer would have noticed the series of queries raised by the stock exchange on the Desa Sri Hartamas land, which YNH had planned to sell to the Sunway group but remains as an open-air car park in a prime location today.
What insights can be drawn by taking a closer look at YNH’s stock exchange filing, alongside public records with the land office as well as Companies Commission Malaysia?

Ynh stock has higher risk and higher return; on the other hand, KAWAN stock has stable dividend and lower share price volatility. Consider your risk appetite and holding power. Hope you are not a trader/

There fews news said chhb get sued by banks for default loan. Even assets but mostly hard to get buyer like exhibition hall and hotels. Ynhp i still worry if you look at sales RM14 m Oct to Dec 2023.

As highlighted by the articles, investors are waiting for the deal with sunway to be successful and also the JVs are carried out timely. Impossible to tell the exact bottom out price as it depends on the stated matters to unfold, etc.
Diversification is key, don’t put all eggs in one basket. Good luck.

Over at Rapid Synergy, KPMG had flagged in November that its financial statements for FPE2023 provided insufficient disclosures and evidence over a RM4.43 million rental income, a RM2.32 million gain from the disposal of property, and deposits paid for the acquisition of properties.
Later that same month, Rapid Synergy's shareholders voted against the reappointment of KPMG as the group's auditor. On Monday, Rapid Synergy announced Morison LC PLT as its new external auditor.

YNH troubles far from over, now its prove that they lied to bursa, media and shareholders. in they're bursa inquiry they stated they are not aware of any investigasi at all, then they told Edge that land kavets have been put by bursa or sc because of they're questions only. but now the truth is confirmed, they are all kaveat from sprm. Read Chin Hin announcement about a new jv with ynh old jv land which is owned by a niece of Yu bros:
