Visited someone at Glo Damansara some time back. The shopping mall is performing so badly with only less than 10 tenants left.

Not all shopping malls owner can make money (https://www.isquareintelligence.com/articles/malls-issue). In fact, nowadays many developers are building malls just for the sake of selling their property built on top of the mall instead of relying on the mall to generate cash flow.

If we look at the figures, it looks like we are having an oversupply of shopping mall space. However, only a few shopping malls manage to attract sufficient traffic and create a vibrant shopping experience.

Not all malls are the same. Although the oversupply of spaces, it's still very lucrative to invest in mall REITs in the long term.
