(吉隆坡25日訊)香港首富李嘉誠旗下長江集團所擁有的ARA亞洲金龍基金(ADFI)傳言已委任一家產業代理為旗下5間大馬購物商場尋找買家,交易價將超過20億令吉。

 

《The Edge》財經周報報道,ADFI擁有巴生河流域的滿家樂第一(1MK)、巴生百利廣場(Klang Parade)和Citta Mall,怡保百利廣場(Ipoh Parade)和馬六甲永旺Aeon廣場。

 

該基金是在2010至2012年間收購上述廣場,估計耗資13億令吉,總共面積270萬平方尺,在去年進行翻修工程,涉及逾2億令吉。

 

ADFI首席執行員黃平東(譯音)未對詢問作出回應,他之前曾表示,若出售這5項資產,將要求至少20%內部回酬率。

 

根據消息表示,該基金上個月要求產業代理尋找買家出價投標,並希望將這5項資產售給同一位買家,以及在明年完成脫售行動。

 

ADFI是由ARA資產管理所擁有,后者為香港首富李嘉誠的長江集團的附屬公司,是在新加坡上市的首個房地產基金。

 

ARA資產管理目前和大馬銀行集團聯手設立的大馬第一信托(AMFIRST,5120,主板產業投資信托組),是否會收購這5項資產?消息指出,大馬第一信托不會進行投標。(星洲日報/財經)

Not a good sign for our local properties market. He sold his major properties in CHINA since August last year & the properties market there suffered correction until now.

The same thing will happen here?

This already show that property bubble may happen in Asia especially China. Now too much condo, apartment. So buy carefully.

Not a surprise. Just look at the price for the shop lot it it rental, what kind of business or margin in order to sustain just the rental or pay back the loan besides wages and utility expenses (not sons idler the return or profit)!
