Ms Lee Ling Sien has more than 10 years of experience in the sales and marketing of properties. Ms Lee is responsible for AME Real Estate Investment Trust ("AME REIT")'s real estate management and operations. She heads the leasing function for the property portfolio which includes tenant relationship management and oversees property maintenance together with the property manager. Ms Lee started her career as a Marketing Trainee with Axis REIT Managers Berhad, the manager of AXIS REIT in October 2012 and subsequently a Marketing Executive in January 2013. She left Axis REIT in February 2013 to join AME Development Sdn. Bhd. ("AME Development") as a Marketing and Planning Executive. Ms Lee was promoted to the position of Business Development Executive in July 2015 and subsequently to the position of Marketing Manager in January 2018. In May 2020, Ms Lee was appointed as an Alternate Director to Lee Chai in AME Elite Consortium Berhad. Ms Lee was subsequently transferred from AME Development to I REIT Managers Sdn. Bhd. ("I REIT"), the management company of AME REIT, in May 2022 as the Operations Manager. Ms Lee was redesignated as Head of Real Estate of I REIT on 1 May 2024.

Apart from the involvement in I REIT, Ms Lee also appointed to the Board of certain subsidiary companies of AME Elite Consortium Berhad ("AME Elite") since October 2023.

On 8 August 2024, Ms Lee is appointed as the Executive Director of I REIT and Mr Lee Chun Kiat be appointed as her Alternate Director.

Lee Ling Sien is the daughter to Lee Chai, sister to Lee Chun Kiat, cousin to Lim Khai Wen and Lim Pei Shi, and niece to Lim Yook Kim and Lee Sai Boon.

The industrial leasing properties held by AME REIT may compete for tenants with the industrial leasing properties developed and/or managed by other subsidiaries of AME Elite.

Ms Lee Ling Sien, by virtue of her direct interest in AME Elite and AME REIT, is a shareholder of AME Elite and a unitholder of AME REIT.

By virtue of the interests set out above, Ms Lee Ling Sien will abstain from board deliberation and voting on matters involving potential conflict of interest and related party transactions between AME Elite and AME REIT. Further details of AME Elite and IRM's operational procedures on dealing with potential conflict of interest situations and related party transactions set out in the prospectus of AME REIT dated 17 August 2022.
