They have bought the 3 industrial lots and Kinta City which are damn good investment for KIPREITS. Makes KIP not so reliance to just shpping mall and a bit diversify. If they keep on this trend it will be good in the future.

Second Income Distribution of 1.55 sen per unit for the 2nd Quarter of 2024
(from 1 October 2023 to 31 December 2023) comprising:- (1) 0.85 sen per unit is
taxable; (2) 0.65 sen per unit is non-taxable; and (3) 0.05 sen per unit is tax
exempt.

Does it mean on the 1.55 cts declared, the 0.85 cts are taxable at 10 %, right and the 0.65 % is non taxable means no tax and the final 0.05cts is tax exempted... what it really means ???. I am not sure about this last 2 term. Can someone pls help explained and clarify on this ?

Their pattern is every Q 1.45 to 1.55 cts region for 3Q. Next Q in May also should be about the same. The mid year in July after book closing then they will usually give a bit more ie 1.7 or 1.8 I think this coming July.

Think it be around here. Usually stock will consolidate after 3 rounds of limit down. It will go back to its comfotable level. The 3rd limit down will be the base. Selling climax. From current level it should rest at the 30 to 40 cts level over the next 1 to 2 weels.

Think there are just too many speculative players out there and this move caught many contra players short. Now they have to get cash to collect the stock. give it a few days and you will see the real situation. I am seeing today many sellers in blue chips and better held stocks for investment coming down and under some selling pressure. Think many sell to cover these Force Pick Up. Everyday SCIB top in the chart. Today only less than 2 million, sure many will be caught. Think next round will be after CNY

In terms of percentage dividend 2.7 cts is not that bad. Which equal to about 8.5% and after tax of 7.65 %. But the last time 6 months ago the reinvestment price as I remember is 65 cts. Now the price is down to that level. Would in 6 minths time the price be at 55.5 cts ?.......

KUALA LUMPUR: Hektar Real Estate Investment Trust (Hektar REIT) remains positive and resilient in achieving growth backed by an aggressive and strategic leasing approach to increase the occupancy rate.

“Moving forward, our focus will be on the repositioning and sweating of assets under management to increase revenue and enhance operational efficiencies,” it said in a filing with Bursa Malaysia.

In the second quarter ended June 30 (2Q), Hektar REIT registered revenue of RM27.2mil and net property income (NPI) of RM15.5mil.

Hektar REIT said its NPI recorded a significant growth of 13% compared to the same quarter of the previous year, with an impressive NPI margin of 56.9%, indicative of effective financial management

The realised net income for 2Q stood at RM6.9mil, which also showed improvement and was almost 6% higher than the same quarter in the preceding year.

Hektar REIT has declared an interim income distribution of 2.70 sen per unit for six months ended 2Q 2023, amounting to RM13.4mil.

Hektar Asset Management Sdn Bhd chief executive officer Johari Shukri bin Jamil said: “Retail activities remained strong in this quarter on the back of festivities, and our malls continue to be well-positioned as neighbourhood and community hubs.

“Our commitment to improving our malls' overall tenancy mix and occupancies has been rewarded with improved occupancy rates across the board. Our strategic financial management, such as the reduction in gearing ratio and the successful implementation of a group-wide cost optimization programme, has resulted in a robust NPI margin of 56.9%, demonstrating the financial resilience of our portfolio,” he said in a statement.

Let us do the maths again. Current half yearly div is 4.38 cts. Coming half yearly should be more. So no yearly div as it is is 8.76 cts. At a price of say RM 1. It gives an annual div of 8.76%. Nett after tax is 7.89 % which is very very good.

Let us do the maths again. At 1.75 cts equal to 1,75x4 = 7 cts per year. At a price of 90 cts, 7cts gives an annual div of 7.78%. After 10% tax nett div is 7 %. Am I right here ?
