theme park was never a profitable business. it only acts as a bait for consumer to spend on their main business - gambling business

its a good company thats why pe still high. its been given and deserve premium valuation. i dont even want to argue on this

but correct valuation should be on its future earning not current earnings.

genting future pe = 20*1.3 =26pe

if i give a conservative 30% reduction to the profit - future pe = +15.5*1.3 =20.15pe

dont buy first apollo. market valuation is still very expensive

change of government policy and tax system is the worst enemy to any business. theres nothing u can do if the government wants to eat you.

u do calculation. they impose tax on their most profitable business. the profit will drop by 30-40% for sure

if genting drop 50% in market valuation from its peak also im not suprise.

combined market cap still 40-50 billion. still have space to drop one. later get burnt

its a win for buyer if your goal is to rent/lease for 5 years

the developers are stupid. they deserve to hug their overprice products and die with it.

im more interested in the process and structure. impossible to make everyone a winner

it will be repetition of lehman brothers toxic assets if not handled properly.

its depends on how u perceive the word 'crash'. do u only call it crash after it reaches its bottom or when it's in the process of sliding down. i recently just bought a house at a 40% discount at kl prime area because its going to get lelong anyway.

unless they have penalty clause which will make more sense. otherwise the home renter is a winner
