（吉隆坡2日讯）东南物流（TNLOGIS,8397,主板贸服组）在物流库存以及产业部门支持将会迎来获利成长，并会在10月宣布把旗下货仓资产分拆为产业信托（REIT）上市以降低负债率，分析员认为此举除了降低债务外，也让该公司有能力派发每股21仙特别股息的可能。

10月申请上市

根据汇报会，让公司管理层透露产业信托的上市，预计在10月杪宣布，该公司对货仓的估值预计本月杪完成，预料可在10月向证券监督委员会提呈上市申请。

负债降至0.57倍

达证券表示，这项分拆上市计划最迟在明年初可完成，而除了降低集团负债至0.57倍，还有剩余的现金，估计每股21仙，会当特别股息回馈给股东。

丰隆研究认为，这项分拆上市计划对该公司股价是催化素。

管理层透露其仓库建筑费用一共举债2亿5000万令吉，分析员预测该公司只会持有相当联号公司股权，足以减少其负债，并可能把剩下8850万令吉（每股21仙），用来特别派发股息。

物流和仓储业务部份，达证券认为随着新自动化存储以及检索系统（ASRS）将在今年10月完成以及PineTree住宅项目入账，其获利会有更好表现。

根据管理层透露资讯，该公司2017年第二季的PineTree项目将会完成至30%，这将会为该公司带来4040万营业额，比公司上一季产业领域营业额多出75.8%。

该公司的ASRS系统将在今年10月开始运作，初步订单将来自该公司其他位于巴生河流域一带的租用仓库。管理层相信其ASRS使用率在2017年底时会达到75%。

丰隆则表示，在中国智慧型手机和日本汽车物流订单的支持下，该公司会获得更好的赚幅，这有助于该公司2017年第二季表现。
