If we believe in economic cycle and perceive that every downturn to be followed by recovery and expansion, now is the right time to shop for property stocks as property downturn is coming close to 5 years by now...any recession will not last forever and soon the recovery must take place...tis favor undervalued stock like Mkland as it is has fallen to the steepest all time low...Never ever neglect the massive landbank in Mkland's balance sheet tat is worth at least 5 billion against its current market capitalisation of just 200 million...tat is a gigantic Gap of its share price and its intrinsic value...tis is unbelievable and is considered one of the Seven Wonders Of The World...

Definitely agree with you cos Seven Rainbows will appear after the storm n there is always lights at the end of the tunnel...We are monitoring very closely signs of life of the property sector any sign of recovery will surely life up all the property stocks soon...Mkland NTA is 1.00, so worst scenario if taken private by MK, I guess the offer price must be around 0.50...whatever it is at 0.16 it is the safest entry price to reap future huge capital gain...

A company tat has to rely on huge borrowings to bring in profits n revenue can't be considered a good and strong company...no point having a profitable company but also having a damaged balance sheet tat is gonna hurt investors one day...Right Issue is the greatest Red flag tat investors should detect and run away...A wise management should avoid RI at all cost...Right Issue indicates tat a company's balance sheet n cash flow is shaky n we should never buy it no matter what...

So the question everyone is asking is are they gonna maintain 2 sen first n Final dividend for financial year 2019 or reduce to 1.5 sen since net profit is reduced compared to last year...Coming years Malton Net gearing will be reducing close to Zero after its disposal of 0.49 stake in Pavillion 2 Bukit Jalil...Improved balance sheet coupled with increased net profit n good prospect of the success of Pavillion Brand should put Malton on the radar screen next year...

All of us might be skeptical but my research has revealed that Mkland is probably the one and only property stock in Bursa tat is trading at a Sky wide gap to its RNAV tat is worth at least 3.00 after revaluation...0.18 to its RNAV of at least 3.00 per share is indeed huge tremendous value gap...tis is due to its super low acquisition cost of its massive landbank many years ago...Profit wise Mkland isn't attractive yet, but in terms of Asset Play it is definitely a top pick in property sector in Bursa...

2019 yearly financial result is weaker than expected as several previous launched affordable housing projects fm Rumah Selangorku, Klebang Putra n Meru Perdana have yet to be fully reflected in current financial result...Moving forward to next year we have reasons to be optimistic of Mkland to redevelop Bukit Merah Lake Town n Bandar Teknopolis which is massive...They have yet to finalise on its final master plan but one thing for sure is that Mkland is positioning to develop Perak state to provide more affordable housing...Mkland is still sitting on 4000 acres of undeveloped landbank in Perak and more affordable home will be launched soon in Perak state...at current price of 0.18 it is trading at a massive discount to its future intrinsic value n its Revised Net Tangible Asset Value which I believe should be around 3.00-3.50 per share after its land revaluation...

Company tat doesn't buy back n acquire back their own shares means one thing:***they don't trust on the future of their company n they are not optimistic of the future growth of their company...if they think it is undervalued n has value growth, they would have acquired MK shares long time ago...till now we haven't seen any acquisition from any member of directors on MK shares, nor even a Share buyback exercise...very weak management strategy
