now the problem is After GST will property prices go up or down and if going down how will it affect Mkland soon to be launched properties in Damansara??? Will it sell well? Or will GST affect demand for properties? What do you think guys? As u can see all property counters are having a recession or slowdown and maybe the worst performing industry in Bursa after Oil and Gas counters...Tis might cause a great concern to shareholders of property counters...

If Tan Sri Mustapha wanna take Mkland private then it is a BAD news for all shareholders...Pls do not assume they will offer to take private according to its NTA of 0.95...The highest price they might offer is around 0.55- 0.60 only since Mkland isn't tat profitable...Just look at the latest Hunza property privatisation, Major shareholder only offer to tk it private at 2.50 while its NTA is 3.50...It is clearly seen tat the price they offer isn't attractive at all they just wanna squeeze all shareholders's money into their own pocket for their own benefit...I totally reject the idea of taking Mkland private...It is strictly NO...Just let the market dictate its price!

Lewis, If i am Tan Sri Mustapha i won't take it private too soon...I will wait for a stock market crash during a poor mkt sentiment to take it private at least i can take it private at dirt cheap price...Shareholders ve no choice but to surrender their shares to me at cheap price during market crash... At the moment i will just declare fat dividend to myself and to all my shareholders...For ur info Tan sri Mustapha n Datuk kasi are holding up to 67% of of Mkland so the Public are holding only around 33%...Just imagine if they declare 4 cent dividend Major shareholder's pocket will be full of money fm d dividend they declared...So in the end Kasi and Mustapha are still the biggest winner earning the handsome dividend fm their own company mkland...We as a shareholder also join the share of dividend....I ve already lock in a period of 15 yrs for it to shine...

I really dun mind to wait 15 yrs as long as they continue paying dividend...If it rises to 1.00 within 3 yrs time then it is a bonus...BUT if it takes 20 yrs to rise to 1.00 then it is within my expectation...Only Tan Sri Mustapha knows the timing...

hey guys as i read Mkland 2014 annual report they also ve few parcels of land in Mukim Dengkil Sepang...They are holding so much land that if revalue will surely equivalent to a goldmine...No need to launch project just sell land every year is sufficient to quarantee good profit

As Warren Buffett always said, When u find something valuable under valuation which overlooked and disliked by the majority of investors out of ignorance, U dun buy small amount U should buy the whole company if u ve the money...Of cos we are just small investor we cant buy and take over Mkland, we just wanna buy more and more as long as it stays undervalued at least it is better than putting ur money in the FD or hiding it under ur mattress...FD gives u just 4% only with no capital appreciation but Mkland gives u at least 100%+ 8% dividend return in the long run...But still majority investors still are blind to tis fact tat is why they like to dump Mkland everytime it started to rise...I believe the markets will wake up to reality very soon...Mkland will rise back to glory overnight out of a sudden!!! Nickyeo, Kktom, Lewis i believe three of u are also a big supporter of Mkland...stand still my frens as victory is clear and ur redemption is near...

When u bought an undervalued stock never ever think tat price will match up with its intrinsic value straight away...We just need time and time and still time for majority of investors to really wake up to reality and started to recognize its true fair value...Others may not agree with u right now BUT in the long run when its fundamental value is very obviously good to the naked eyes, tat is the time they will chase it to the sky...The best time to buy is when everything is invisible and dull and doesn't look attactive at all by now BUT which u think will be very attractive in 5, or 10 or 15 yrs to come...Tat is what investing is all about...U just keep the stock for someone else at depressed level and return it back to the growth investor at inflated price in the long run...Mkland is such stock i am talking about...Everything will be unlocked in the long run...

If it falls back to 0.40 soon, i got no choice but to ramp up more Mk shares at cheap price b4 they declare total of 4 cents dividend soon...The latest land sale to Empire Mammoth its profit gains should flow in by 4th qtr or 1st qtr next year...At least 4 or 5 cent dividend comfirmed...Its EPS should rise to 8-9 cts per share due to the land disposal...Assuming we apply a skeptical PER x 8 we should expect its share price to rise to 0.70-80 in one year time...So at 0.40 it is still a golden buy so i really don mind if it crashes back below 0.40 so that i can ramp up my total holding in Mkland...My motto is "The Lower It Goes, The More I Grab" Mkland should forever have a special place in my heart and mind...

I guess it might takes 15 years for it to reach 0.80...Is OK i am willing to wait tat long provided they continously reward us with dividend every year...I ve considered Mkland as my FD acc which i deposited for 15 years...IF after 15 yrs the price is still the same below 0.50 cts then it is confirmed fated tat i am doom and ill suited to make any money fm the stock market...I will see in 15 yrs time from now...

I don think tat Tan Sri Mustapha doesn't ve the bullet to ramp up the share price...Anyway it is good tat it is kept at low price so that we can acquire more at open market at cheap undervalued price to prepare for the ultimate rise of Mkland in the future...Every stock has its silver lining i believe...Just wait and believe!

m8829 what bad news u are talking about??? Anyway i am deeply disappointed till now...With such a good landbank and clean balance sheet and also with good dividend, Mkland fail all time to live up to expectation...I ve seen many counters with lousy dividend, ugly balance sheet and lousy assets yet its share price climb above 1.00...Good companies with lousy share price is the worst thing in stock market...Share like IFCAMSC with 1 cts dividend, EPS 4 cts tat is trading at 1.20 now what make u think it is worth tis current value while its NTA is only 0.15...While Mkland with NTA of 0.96, 3 cts dividend, EPS 0.55 cts is trading at just 0.435...Are investors crazy chasing for stocks tat bring little to no values at all while they like to dump something with deep value...For tis reason i totally give up as it is not logical at all...It is a great foolishness in the world of stock market...Challenge me if i am WRONG!!!

Pjdev Posted impressive 2nd qtr result of 33 mil...Declaring 4 cts interim dividend...So 4 cts interim + coming Final 4 cts===Total 8 cts dividend for 2015...WOW!!! NTA rose to 2.64...At 1.51 it is really undervalued...Cash in hand rose to more than 300 million...very strong balance sheet...No wonder OLH is preying on tis company...

Just buy tis counter to receive their dividend...No need to worry about their profit...Actually all tis while they are using proceed fm the land sale to give u attractive dividend...So even if their financial result is weak dividend will still maintain at 3 cts as the 82 million fm the land sale will kick in by end of tis year...more than enough to frank 3 or 4 cts dividend...

Well said Lewis...No need to launch anything to save cost...Just sell land from time to time and use tat proceed to return back to shareholders in form of capital repayment or increased cash dividend...If they maintain dividend at 3 cts annually then i my dividend yield is 8.6% better than KWSP and ASN...After they sell all Damansara Perdana, they still have huge landbank in Perak tat can bring in at least 400 million...So Mkland balance sheet will always awashed in cash with 0 borrowings...Mammoth Empire sure will buy more land fm Mkland as they are making a landmark there SO more cashflow for Mkland...I see more upside for Mkland tis year though the property market is challenging...I ve carved mkland on the stone as the next shining stock as they unlock more values fm their land...

Empire Mammoth should take over Mkland through back door listing...Just buy up mkland to get access to all its land in Damansara Perdana and then delist Mkland and listing Mammoth Empire in KLSE...Tis is the only best way to unlock values in Mkland since it is trading under-valuation for ages long time and the markets do not wanna recognise Mkland...

Lewis i believe Mkland will be one of the most shining stocks in 2015 given its collaboration with Empire Mammoth and more property launchings in Damansara Perdana...With its strong balance sheet there is no need to go for right issues, derivatives, loan stocks, private placement or all those funny funny things tat dilute shareholders ownership...Even if Mkland making little profits fm its operation i am also satisfied as its hidden asset and landbank is enough to create wealth to shareholdersd...Don forget Mkland is worth at least 2.00 per share based on its invesment properties and massive landbank...

Just look at today's volume u will know that the next big rise is coming to Mkland...The JV with Empire Mammoth will bring more positive synergies and development to Mkland in the future...Who knows in the future Empire Mammoth will acquire and buy a stake in Mkland to get excess to its landbank in Damansara Perdana to transform empire city to be the next iconic Mid Valley in damansara...i M sure there could be corporate exercise btw them in the future for good...Tis should send Mkland to 1.00 if tat comes true...

Just imagine if Mkland sell all the 220 acres of land in Damansara Perdana to Empire, it could bring in at least 1.5 billion cash to Mkland making it one of the richest property developer in Malaysia i guess by that time the share price will hit at least 1.50 as its Net tangible Asset per share will rise to at least 1.80 per share...Empire is a shy-low-profile and cash rich developer and its development in Damansara Perdana will benefit Mkland in all aspects...It is time to say Bye Bye to Mkland at below 0.50 cent price...Next level will be 0.60 of course it will rise gradually...Now wonder for the past 3 week Mkland price was very firm and steady cos both parties were accumulating at lower price b4 the announcement...By Wed it will explode and fly to the sky...the time has come for Mkland to shine again...Lewis, Nick and kktom u ve been my die hard supporter for Mkland now it is time to reap the harvest what we ve sowed though it takes ages long for it to bear fruits...

Nick 2014 we received only First(1 cent) and Final(2 cents) total= 3 cts...So one thing for sure due to the land sale and improved unbilled sale, they will surely maintain total of 3 cts OR 4 cts dividend for 2015...If Mkland really rises to 1.50 then i will invite Paris Hilton to dance and perform in Menara Mustapha Kamal...Wah!!! Back to the joint venture with Empire Mammoth i am deeply optimistic...I believe Mkland original cost of the 11.7 acers land in Damansara Perdana is very low...Let say after deducted its land cost and Mkland raked in 50 million net profit fm the land sale, it will bring in at least EPS 4 cent per share net profit to either 2015 or 2016 financial results...If u combine tis land sale EPS 4 cent profit with its unbilled sales of 500 mil we could expect full year financial of EPS 10 cents per share...Hence total dividend will be upgraded to at least 4 cent per share outperformed last yrs dividend of 3 cts per share...Let us count the real value of mkland now; Mkland sold 11.7 acres to Empire for 82 million...Let say Mkland still has at least 220 acres of land in DPerdana as reported by kenanga; So 220 acres of land in damansara Perdana will bring to a total of at least 1.5 billion according to the rate Empire Mammoth deal with Mkland for tis joint venture..it means tat its total landbank in Damansara Perdana alone is worth 1.5 billion.!!! U haven't count in their other landbank in Damansara damai Sg buloh, its vast landbank in Perak, kedah Langkawi and small tract of land in Setiawangsa in KL...So if u combine all of tis land value together with the 1.5 billion land value of Damansara Perdana, U will come to a figure of at least 1.9 billion for its total land value compare to its Market capitalisation of just 510 million...Still we haven;t count in their investment properties values in Bukit Merah laketown, Taiping golf club and Langkawi Blue Lagoon hotel...So from all these calculation I conclude that Mkland real value is worth more than 2.00 per share after minus all its borrowings...Just imagine u are just paying 0.425 for a share tat is worth more than 2.00 per share some more it is net cash balance sheet with handsome dividend...Let say Mkland don wanna take risk develop the landbank so they sell more DP landbank to Empire Mammoth in the future it is enough to maintain sterling financial result and windfall dividend to shareholders when they unlocked all its hidden land values...I believe Mkland will not stay below 0.50 for long...Sooner or later investors will come to realize its real intrinsic values and drive up the stock prices to match its real fair value...
