Rejection rate for affordable housing only at 20%. So that means there are many who are able to get loans to buy affordable houses. I think it's good for companies like Hua Yang.

Investing is not just about numbers & figures, business prospects & market sentiments. Mentality is also very important. Sometimes the biggest enemy comes from within one self.

Totally agree with you on this subject of hope. To better prepare ourselves, I think 'plan for the worst and hope for the best' would be the best option. Make calculated risk, protect downside and let upside do the work. Cheers.

A few years ago, I looked at Marco and wondered, why is this gem continued to be unpolished? Something must be wrong. Then I looked at a post from Felicity dated 2012. Then it makes sense to me why the price is still stagnant.

@loveygramps Good point. I agree that such report would be good to better understand the industry. However, I do not know much of the banking/financial sector and don't even have access to resources for such reports. Hence, I can only write up analysis on what the company was able to do in financial terms.

I fully agree knowledge + experience = power. You can pay tuition fee to gain knowledge in investing from a sifu, or you can become like me and pay a 'tuition fee' to the market by making wrong choices and learning from mistakes all the way.

But all in all, the experience plus knowledge gained is what makes me a better investor from how I was 3 years ago.

Also, I like this Buffett quote:

"No matter how great the talent or efforts, some things just take time. You can’t produce a baby in one month by getting nine women pregnant."

fung9815, another name for EBIAT is actually NOPAT :)

Using NOPAT is an interesting idea because just like you said, tax have to be paid. And that means your EV/NOPAT value will be lower than EV/EBIT.

Hi fung9815, thank you for highlighting all these points to me. I would not buy Hup Seng in the first place if I did not think of long term. Actually most of stocks I hold in my portfolio is for long term.

For your point 1, it's just typo and I corrected it now.

For your point 2, I think I agree with the way you think. Discount rate of 10% seems to be a 'safer' percentage when I look back and think of it.

For your point 4, past 5-year CAGR of FCF is at 19.2%. Excluding year 2015, 4-year CAGR is still a double digit rate. But what about 5-10 years down the road? I have no idea and only assume Hup Seng will have cash flow problems when I place a 5% FCF growth rate in the calculation.

Overall, DCF really do depend on quite some assumptions. I guess having a more conservative assumption will enable us the 'margin of safety'.

As of now, DCF will still not be a major part of my valuation methods when selecting stocks. EV/EBIT, Graham's IV formula & P/FCF are still my main preference.

latjiu, Discount rate must always be higher than the long term growth rate. Think about it this way, if the long term growth rate of a company surpass the market expected rate (discount rate), it will become a no-brainer riskless investment.

Think about it this way.

You see a company, analyze its financial reports and business prospects and conclude it's a good company. You waste no time buying into it. Not long after, that company was found to be involved in an accounting fraud scandal. Do you not reverse your decision quickly even after knowing this fact? I don't think so.

Decisions must be made swiftly after every fact has been concluded to support that said decision. That is a mark of a good decision.

After all, Warren Buffett once said (if I recall correctly), 'if you cannot make a decision in 7 minutes even with all information presented to you, you will not be able to make that decision for the rest of your life'.

TTM ROIC for Magni stands at 55.2%. At trading price of 4.48, Magni is trading at EV/EBIT of 6.4 times the earnings. That means Magni is undervalued at this point!

citchew_1886, there are different ways to calculate ROIC. One way is to use NOPAT (Net Operating Profit After Tax). The other way is to use EBIT (Earnings Before Interest & Taxes). Either way, ROIC is not calculated using net profit. I am using the Joel Greenblatt's Magic Formula way of calculating ROIC, which is by EBIT / Invested Capital.

That should be 72955 / 75702 = 96.4%.

Let me enlighten a bit on gearing ratio.

From Investopedia, you have 4 types of gearing ratios:

1) Debt-to-equity ratio
2) EBIT / total interest ratio
3) Equity ratio (Total Equity / Total Asset)
4) Debt ratio (Total Debt / Total Asset)

shortinvestor77, you are right that if you calculate total liabilities to total equity, you get close to 0.5 ratio. However, do look at the breakdown. Only trade payables, tax payables and dividend payables. No borrowings!

The author is hiding the gearing ratio of HS which has also incresased to near 0.5 for this latest quarter just to pay extra dividend and etc..

Also, do let us know how you conclude with Hup Seng export a lot? From The Star interview with Hup Seng's management, local sales accounts for 85% while the rest is 15%. That is not a lot. Hi alvin1314,

EV is Enterprise Value whereas EBIT is Earnings Before Interest and Tax. Both EV/EBIT & EBIT/EV are used to calculate a present value of a company.

EV / EBIT calculation usually return a single or double digit number, while EBIT / EV is in percentage.

Usually companies trading at EV/EBIT of 7 or less is considered undervalued, while in EBIT/EV it is 15% or higher that is considered undervalued.
