Whoa!

Welcome All Here Especially Great StockRaider,

I have sold all my Shares before Lehman Brothers' Crash in year 2007/8.

After that I switched 95% of my Capital into 2 things

1) Johor Auction properties
2) Real Business

And I put only 5% of my Capital into KLSE since then.

Now I just sold one house in Taman Johor Jaya for 179% profit (quite modest). And I will buy Daiman shares who was the developer of Taman Johor Jaya.

I like to buy "dead properties" and hopefully more "dead stocks" later

I think really called value investor will not lose money in bear market because they are areadly buy cheap even bear come they maybe paperloss just -10to-20%。when market rebound they making profit ,or how bad also can save they capital 。and you buy jtiasa is right but buy at 1.48 not right , I not say you wrong,1.48 areadly near 2016 fair value, you need to buy more low.

It's like this

When I bought Jtiasa at Rm1.18 CPO was Rm2,200 a ton

And When I bought it at Rm1.38 CPO already crossed Rm2,500 a ton

Now CPO already crossed Rm2,700 a ton I think JTiasa at Rm1.48 still a safe buy.

Hmmm?

I might even be buying Jtiasa at Rm2.00

Why not?

If CPO touched Rm4,000 a ton?

U must understand this bear market loh....!!
Despite bear trend....generally most stocks fall...but it fall not so severely mah....!!

Why is that so ?
Basically bcos of low interest rates and negative interest rates..monies are also looking for a home mah...!!

In view of that raider says....stock picking is the king loh...!!
Buy undervalue stock that is well manage....plus dividend paying & with good balance sheet.

Given time...prepare to hold for 2 to 3 yrs....u will make monies loh..!!

Do not chase over value stock or get excited with manipulated penny stocks or stocks with strong momentum stock loh...!!

Always value the stock...check for margin of safety...!!

Yes...Calvin...Daiman...is actually a good margin of safety stock...it has strong balance sheet...and paying reasonably good dividend too.

Raider has some exposure in Daiman....!!
Daiman own big tract of land in kota tinggi....!!
Although outskirt but the land is very cheap...!!

Ya if tommorow market crush jtiasa drop to 1.00 you buy sure confirm can make money 。if you pay high price bet a future is got risk。I am no say you wrong , maybe you are right cpo will crossed to 4000 and jtiasa earn a lot of money 。but this future thing who know? Like a gamble。

Yes, I sold one house in Jalan Teratai 80 Tmn Johor Jaya. The road next to it is Jln Teratai 81, Tmn Johor Jaya. 1.05 acres land with only Rm19,000 book value or only 41.5 cents psf.

So I will be parking more monies into Daiman.

I read of one billionaire investor in USA. He bought up lots of cheap lands between 2 Booming Cities & waited till development reach it from both direction.

Now Daiman has Menrara Landmark & Hotel next door. Spore MRT Station extension to Johor will be built here.

And Daiman has lands in Sedenak where Microsoft is building a Rm6 billions Data Center here.

El Nino is an ongoing phenomenon.

It's like this

It takes water to boil slowly until it is steaming hot. Then water won't cool suddenly. It will cool down only gradually. Try drinking hot coffee at one go?

So it's El Nino.

95% is invested in Properties & Businesses.

5% Remaining is for stocks.

This 5% is now fully invested.

Ha! I will be selling off some properties to get ready for another Big Crash. Hopefully. Then I SURE LOVE TO BUY MORE FALLEN CHEAP SHARES AT ITS ROCK BOTTOM.

Johor property was over supply and majority of property value has drop at least 10-20%...i cannot imagine by this year 2016 when the houses that launch in 2013-2014 completed with OC, those investor that purchase for investment will start selling at low price due to majority of them cannot sustain the bank instalment and try to cash out like you loh...another 5-10% drop is for sure

So...property investment right time is 2017!! Not 2014, not 2015 and not 2016!!

Average property Gross rental Yield in 2015 & 2016 below (not yet deduct the cost like bank interest, cukai pintu, cukai tanah, indah water etc)

Residential Landed house
A) House below 150k (6-8% p.a)
B) 150k - 300k (4-6% p.a)
C) Above 300k (3-4% p.a)

Condo 5-8% p.a

Shophouse 6-8% p.a

Note: If you are purchase the house by cash or full settle house, you still need to calculate the gross rental Yiel - bank FD - other expenses to get the net rental Yield


So...mana ada net net 6% Yield??

2) For the rental you claim at 6 figure pa, i assume is 100K. By using 3% net yield as benchmark, i estimated your property invesemt value at RM3.3 mil
a) Is this 3.3 mil cash? If yes, i will accept your statement of 5% in stock.
b) If this 3.3 mil is partly cash and partly loan, then, how much is cash?? And I want you to ammend your misleading statement given for the 5% of stock investment!!!
