PROTON CITY in Tanjung Malim should be a hive of activity with these:
1. A jump in production of 500,000 cars and other vehicles per year.
2. A rise of more car parts manufacturing supporting Proton. These vendors will move here for lower cost, convenience and economy of scale
3. Possible set up of a new line for making Volvos in Malaysia due to Geely's ownership
4. Above all the best selling SUV by Geely will be assembled here. This is the missing piece of puzzle for Proton. Proton already got cars and 2 MPVs in Proton Exora and Proton Ertiga. Now this SUV should fit into Proton's range of cars perfectly
5. With the Boom in Tanjung Malim the surrouding Region should be lifted up as well. LATAR HIGHWAY of BPURI and Bestari Jaya of BJ CORP should see better days ahead.
6. Who knows? IN JAPAN THE BIGGEST COMPANY IS TOYOTA MOTOR CORP. ONE FINE DAY PROTON MIGHT ALSO EMERGE AS A FORMIDABLE CHALLENGE THROUGH GEELY'S JV

Last time I bought Perak Corp at 60 sen when it had an NTA of over Rm3.00
A check with its NTA revealed that Perak Corp has 1,000 acres of Prime lands at Lumut Port area.
So I called my friend Mr. Lee of Sitiawan to buy some Perak Corp.
And Mr Lee called his remisier in Manjung or Perak. He got cold water poured over him as his stock broker told him there is nothing good in Perak Corp.
Why? People of Perak have moved to the bright city lights of Kl. Only old folks and chilren left in Perak. So Mr. Lee listened to wrong advise.
And nobody wanted Perak Corp then. Perak Corp dropped from 60 sen to 40 sen at its lowest.
Name of Perak Corp now sound like "Berak Corpse"?

They chased Perak Corp to Rm3.60
And when company wanted to take Perak Corp private at Rm3.90 many objected and say Perak Corp still undervalue.

We buy into the future:
1) We plant Mau Sang Wang durian now with a hope in 3 to 5 years time we get some really nice durians (3 or more years is in the future)
2) Our children wake up every morning and go to School for what? For a better future of course! What future? They might turn out to be a Doctor, a Steve Job, a Warren Buffet or some clever fella in future.
3) We invest in shares because we want to see growth of 15% to 25% and compound it for the future.
YES! We want our future to be better than now.
So life is very exciting as we have something better, bigger & brighter to look forward to in the future
Futuristic?
Everyone will arrive there one day - for better or for worst.
Calvin analysis is too surface and not in depth enough....exposing his limited knowledge about how the real business world work.... For instance...if my travel to work requires me to pass so many tolls everyday...I will consider car sharing... or share renting a room in Tanjung Malim and only come back to Shah Alam every weekend or find shortcut to by-pass the Tolls etc so many possibilities... This fellow Calvin straight away analyses and concludes that the Toll company is a sure win.... Too shallow thinking...I would say...

Ok, let Calvin share a few perspectives
Recently, One Top Bank (name not disclosed) had a corporate exercise. All the CAC Branches were told to merge into 2 divisions in KL & Selangor
1) One Division for Business Loans 2) Another Division for Consumer Loans
As a result all the CAC Branches of Johor, Melaka, Penang, Ipoh & Kuantan will be closed and all approved staff members transffered to KL or Selangor.
This really present a dilemma for these Bank Staff members - some have been with the Bank for more than 20 years.
So how?
Some had no choice but to move to KL (the husbands). Stay in KL for the weekdays. Then move back to Johor or Penang during the week end.
Others decided to quit for good. Such a Big Lost for them as no VSS was given. They just resigned after 10 to 20 years working for this Top Bank. But their Losses are the gains for the Bank.
Some might eventually move to KL
Since Johor is too far - travelling back and forth daily is not practical. Unless the Bullet Train is here.
Now let's take another scenario.
When GOVT moves its operations to Putra Jaya the Govt staff at first commutes daily from KL to PutraJaya.
As time passes many of them moved to PutraJaya permanently. And as PutraJaya grew & grew - population boom spread to cyberjaya & Puchong & Bangi
So I think the trend will be similar
In the beginning most Proton Staff will commute to and fro daily to Tg Malim. Some of course will look for other jobs (This will cut down pay roll cost for DRB since Proton has 60,000 employees. This is a Plus for DRB's balance sheet)
Later as things get more settled expect more migration to PROTON CITY. As a result the surrounding regions of Batang Kali, Kuala Selangor, Bestari Jaya will also grow in tandem. And with population growth comes traffic congestion. This will benefit LATAR EXPRESSWAY. So BPuri's balance sheet should improve. Also good for Bj Corp - its NTA will balloon over Rm2.00.
The Highway operator to benefit the most is PLUS. The difference between LATAR and PLUS is THE SKY and THE EARTH. If you study carefully, LATAR is just a "slip road", The Transport operator to benefit the most if ever is KTMB
