Landmarks treated like sampah, selling at cheap prices of RM1.31.

According to Landmarks Annual Report 2014, the Group has already secured the commitment of renowned operators such as (i) Canyon Ranch, (ii) Mercure and (iii) Ibis Hotels as business partners to operate resorts in Treasure Bay Bintan. This means recurring income for Landmarks for years to come.

Further, the Group is also in an advanced stage of finalising partnerships with multiple international luxury brand resort operators, an international brand vacation club and a Thailand-based award winning operator of health and wellness resorts in South-East Asia. Again, recurring income at sights.

In its Treasure Bay Bintan, Landmarks are not only operating own hotels, but also renting out outlets to the above operators.

TP? Good question. It depends on the flow of income from the Andaman, Associate MSL & TBB. Phase 1 TBB offers 1700 room. Make assumptions on variables Occupancy & Rates, and you should be able to arrive at estimates for the Group's income.

While you do your calculations, I added another 5k into my portfolio.

matakuda, what is the catalyst for landmarks ? They have been loss making for 5 years in a row, with no positive cashflow either. Please enlighten me.

Buy and hold for 3 years. The price will go up gradually due to GOOD profit. Touching RM3.00 within 3 years .Forget about short term TP.

You are right that Landmarks have been suffering losses for years. A pertinent question…. Why losses were incurred, and are they temporary in nature?

A quick visit to the Landmarks’ past showed that this Group have on 2006 disposed of most of their assets. Main assets kept are 100% owned Andaman Langkawi & 20%-owned Associate Company MSL Properties Sdn Bhd. Landmarks earnings were contributed by these 2 assets in the past 10 years .

The proceeds raised from the disposal of the assets in 2006 were ploughed back into developing 338-hectare Treasure Bay Bintan (TBB). The development at TBB hit a snag at 2008 (Financial Crisis). Works then resumed and the Phase 1 of TBB is finally completed and pending launching June 2015 (as stated in Landmarks Annual Report 2014).

Over the years, TBB requires high development costs, and at the same time earnings from Andaman Langkawi & dividend income from MSL were too small. In 2013, the management made a great call by renovating Andaman Langkawi. Renovation works were completed and the resort was “re-launched” in 2014, and it was reported in the Annual Report that both the occupancy and room rates for Andaman Langkawi have increased by double digits in the past 12 months.

In the TBB, Landmarks have secured commitment from renowned operators such as Canyon Ranch, Mercure and Ibis Hotels as business partners to operate resorts in Treasure Bay Bintan. They are also now in an advanced stage of finalising partnerships with multiple international luxury brand resort operators, an international brand vacation club and a Thailand-based award winning operator of health and wellness resorts in South-East Asia. This is akin to owning a mall and rent out spaces to retailers. Recurring incomes.

Going forward, Landmarks should see the return of profitability given that TBB will start to generate earnings, reversing the losses incurred in the past years. This fits very well into KYY’s golden rules (increasing profits in the coming years).

Landmarks' Treasure Bay Bintan to have a Mercure and ibis Budget hotel

KUALA LUMPUR (May 18): Resort and property developer Landmarks Bhd has teamed up with Singapore-based ML Hotel Investments Pte Ltd to develop, own and operate two international hotel chains at its flagship Treasure Bay Bintan development in Bintan, Indonesia.

In a statement today, Landmarks said its wholly-owned subsidiary PT Bintan Hotel Utama has signed a joint venture (JV) agreement with ML Hotel Investments for the proposed projects.

Both hotels, Mercure and ibis Budget, are expected to open in 2017 and will be managed by Accor Group.

Mercure will be a mid-scale hotel with its personality rooted in the local culture, while ibis Budget will provide essential comfort at a budget price.

When completed, Mercure will be the island’s tallest landmark at 10-storey high. It will offer 182 new rooms to Treasure Bay Bintan, of which 114 long-term leases will be made available for sale.

ibis Budget, meanwhile, will feature 162 rooms.

“With this JV and other partnerships with international hospitality brands in the pipeline, we are poised to position Treasure Bay Bintan as Southeast Asia’s leading leisure destination," said Landmarks chief operating officer Fong Chee Khuen in a statement today.

"We are confident that Phase 1 of Treasure Bay Bintan will serve as a catalyst in creating lasting real estate value and augmenting Bintan’s tourism offering, by bringing in unique leisure and entertainment concepts not found anywhere else in the region,” he added.

As at 4pm, Landmarks (fundamental: 1.65; valuation: 0.9) shares were traded unchanged at RM1.37, with 198,000 shares done, for a market capitalisation of RM663.52 million.

Without Rm4m Bintan preoperating cost, it registered about Rm 2.5 m profit. It will stop making loss once Bintan starts operation. It has huge piece of land was revalued in 2008. It its land is revaluaed now, , Landmarks will make about Rm 1 billion profit due to appreciation of land price. Business news alsomreported, many Singaporean start ti buy property in indonesia due to the potential appreciation

To inlandmark, how could u know they r going to revalue its land value ? Cause as i know there is no point to revalue its land value as since it wouldn't bring in any cash but just paper gain. And even increase its NTA, it will show poor ROA performance of company...

My opinion is land will appreciate even economy good or bad, somemore new airport will be readyin 2016 n now have a better iinfrastructure after 1st phase of bintan project is commissioning...

Last year july, theedgemarkets reported landmarks will have big property project in Bintan, landmaks associate MSL also in property related business. MSL used to have gain from land disposal. Business license main activities will cover hotel, property...
