Amfirst and Arreit both own different asset type...one is office and the other retail. It depends which you prefer. Based on Mreits data, Arreits has the highest yield among all the reits for the month of May. (even though the price had gone up)
latest published NAV 1.0423 if 20% new units issued will b diluted to 1.0423/1.2=0.8685 unfair to those who bought above this price. 4those who will attend GAM pls voice out!!!!!
If new units issued at 1.04 or very close to this, then NAV will not be diluted. In any event, it is not likely nor possible for new units to be issued at less than RM1.00 (par value)to non existing unit holders.
I think the new units will be issued at Rm1.00. There are investors prepared to pay a premium over market for a large block, after all the nav is RM1.04. If someone tries to buy 20% of a counter in the open market, he may have to pay even higher price.
It will drop lower & lower. There are so many mega projects going on. Occupancy rate of old building will drop. Bank interest rate will hike further you won't be able to beat inflation rate of 4% next yr if only rely on dividend. You need share price appreciation. I sold all & switch to LTKM, a poultry company that pay 5% div. Hometitz, a furniture maker that pay 6% div, Scientx, with management that always act in the best interest of shareholders also increases divided yr after yr. Don't get trapped here. Wake up!
What SS661M and ks55 write here is not true. Arreit does not drop lower and lower as they mentioned. Arreit is still the cheapest Reit in term of share price. Every quarter can give 1-1.5sen dividend which added annually still better than FD rate. I also want to buy more but very hard to buy at cheap price.
