Directors are generally encouraged to conduct their dealings in securities during the trading window period and recommended to refrain from dealing during the closed period1. This is to minimize the risk of contravening the laws against insider trading1.

However, if an exceptional situation arises that compels the director to deal during the closed period, strict observance of the procedures is mandatory1. This could be seen as a positive sign for a few reasons:

KUALA LUMPUR (April 30): The average price for new apartments in Kuala Lumpur (KL) has surged to RM582,887, which is seen as surpassing the national average and setting a new benchmark in the industry, according to the real estate technology group Juwai IQI.

Meanwhile, the average sub-sale price of houses across Malaysia in the first quarter of 2024 was RM521,614, Juwai IQI said. Both average prices of new apartments in KL and the sub-sale price of homes in Malaysia were slightly higher than the average National Property Information Centre's (Napic) price of RM467,144 in 2023, Juwai said.

New homes in KL are more affordable with an average price of RM708,462, as compared to sub-sale homes in KL with an average price of RM801,557, said Juwai IQI co-founder and group chief executive officer Kashif Ansari in a statement on Tuesday.

“After KL, the three most expensive states for sub-sale homes are Sarawak, Sabah and Johor. The next three most expensive states for new home sales are Johor, Sabah and Kedah,” he said.

Terengganu is the least expensive place for sub-sale homes, with an average price of RM293,714, followed by Perak, Kedah and Pahang.

Melaka, on the other hand, was the least expensive for new units with an average price of RM305,463, followed by Pahang, Perak and Kelantan.

“Most purchases occur in the lower price ranges. Just over half of new unit buyers paid RM500,000 or less in the first quarter (of 2024). Only about one-quarter of buyers paid more than RM750,000 for their new unit. In the sub-sale market, you see a similar distribution, with nearly half of buyers spending RM500,000 or below,” he said.

Meanwhile, the average interest rate for a new housing loan was 4.2% at the end of the year, Kashif said, citing Bank Negara Malaysia (BNM).

“If a buyer puts down RM30,000 on a RM300,000 home, their monthly mortgage expense would be RM1,228 per month. That makes buying an affordable home significantly cheaper than the average rental, which is RM1,975. Buying an affordable home would save you RM747 per month, compared to paying the average rent,” he added.

We anticipate that FYE 2024 will remain equally challenging but are optimistic that our property development projects, namely Flex @ Bukit Jalil and The Crown, Kota Kinabalu will be able to generate the necessary cashflow and profitability and coupled with our recent restructuring initiatives focusing on de-gearing our balance sheet, FYE 2024’s financial results is expected to be better than FYE 2023.

OPErATiNG ENVirONMENT As mentioned earlier, during the year, several corporate restructuring exercises and fund raising were undertaken. These included the following: 1. 5 September 2023 - Disposed our investment in Ho Hup Dagang Jaya Sdn Bhd. With this disposal, the Group will no longer be the property developer for the Dagang Jaya project, hence reducing its cashflow exposure and will enable the Group to focus on its main projects in Flex @ Bukit Jalil and The Crown, Kota Kinabalu. 2. 15 August 2023 - the Company announced a Private Placement (“PP”) exercise of up to 49,486,000 new ordinary shares in Ho Hup to independent third-party investors. Bursa Malaysia Securities Berhad had approved the listing of and quotation for the new ordinary shares in Ho Hup (“Placement Shares”) on 27 October 2023. This private placement was subsequently priced at RM0.235 per Placement Share, and, on 28 November 2023, 23,400,000 new Shares @ RM0.235 was listed, generating approximately RM5.5 million. 3. 21 November 2023 – The Group reduced its shareholding in Ho Hup Ventures (Johor) Sdn Bhd from 75.00% to 24.99%. With this exercise, the Group has ceased to be the land owner and property developer for Laman Iskandaria, Kulai project. As a result of this dilution, the Group was able to reduce its bank borrowings by approximately RM97 million. The above activities had effectively reduced the Group’s gearing ratio from 1.57 times in FYE 2022 to 1.49 times at the end of FYE 2023. The reduced financial exposure will enable the Group to focus more on its main projects namely Flex @ Bukit Jalil (launched during the second quarter of 2023) and The Crown, Kota Kinabalu which has a combined Gross Development Value (“GDV”) of RM1.6 billion.

To date, our Flex @ Bukit Jalil in Bukit Jalil (a project with an estimated GDV of RM1.0 billion) have launched SOVO with its GDV of RM297 million and has recorded sales of 33.0% of the total units available while for The Crown, Kota Kinabalu project (estimated GDV of RM600 million) sales are 74.0% of total units available.
