The boom include those on mainland part of Penang. While to be sustainable, and to suppress the property pricing on Penang island, assessibility is one option and still allowing affordable housing on mainland. 5. One can only imagine if the house and property prices on the island would be if assessibility and transportation is a problem because then everyone would still want to stay on the island. Demand would be high and prices will follow suite. 6. Base on GDP per capita in Penang at no 4 but their % against Selangor GDP is much more encouraging.
