Recently I paid a visit to Kota Masai. Here I met Mr. Lim – the Boss of Megah Lim Hardware Shops.. As the name goes Mr. Lim own half a dozen Hardware Shops in Eastern Iskandar – selling construction materials, paint and other DIY stuff. Because his 5 shops sell so cheaply he has captured the Lion’s Share of Business in Eastern Iskandar.
“I just bought 2 houses,” he said. “A Semi-Detached for my own use and one medium cost house for my workers to stay.” And he add further, “I am opening a new Hardware Shop in Sungai Renggit because the entire Pengerang Region is booming!” People are asking Millions for their houses. And an ordinary 2 storey house can command a rental price of RM4,000 and more! Sound unbelievable but he said it’s true!
He sounded very excited as ECOWORLD (Former Focal Aim) is now in Kota Masai. And hot on the heel is Mah Sing. Mah Sing took over the abandoned project of Bandar Bistari Perdana- just next to Kota Masai. With 2 Major Property Players here there is a new found optimism in Eastern Iskandar. The Wind of Fortune is now blowing here in Eastern Iskandar.
I met Mr. Lee in a Security Firm. “I had just bought a Corner double storey Shophouse for RM840,000,” he exclaimed! “Where is it located?,” I asked. “In Kota Masai,” he replied. “The First owner bought it for RM650,000 2 years . It is almost ready now. So I bought it over from him for RM840,000,” he added. “You know with ECOWORLD now in Kota Masai, it’s worth a bet. I expect to flip it for an even higher price someday. I will be getting the keys in a week’s time and meanwhile I am looking for a tenant for my New Shophouse,”
So out of curiosity I paid a visit to ECOWORLD OFFICE in Kota Masai. Here I met Pat the sales officer. They are now launching Intermediate Shophouses for RM650,000 to RM750,000. For Corner Ones Prices Exceed RM1 Millions. And they plan to launch Semi-D Cluster Houses at RM600,000 above. Amazing! They expect Investors to flock here because of ECOWORLD Quality Brand Name & Signature Products & the Spill Over of Pengerang Oil & Gas Boom.
I remembered Mr. Lau, OSK Iskandar Top Boss. Some months ago he mentioned a good number of Single Storey Shop Houses in Taman Sciencetex, Pasir Gudang were going for RM17o,000 each. These were leftover Unsold Units for many years due to the lack of demand. So I told him to check on it as Shophouses next door in Kota Masai are now launching above RM650,000 for a 2 storey unit.
Mr. Lau paid a site visit to Taman Sciencetex Office. To our surprise all were Sold Out 2 weeks ago. One Man bought 3 Units at one go. And all the rest were also snapped up by other buyers!

These are two year old articles. A re-post. Would be more relevant if current market conditions is being added to these re-posting. Lot's of things has changed since 2015. The Pengerang project might be scale down also.
