KLCCP Stapled Group is the largest REIT in Malaysia with a market capitalisation of RM13.6 billion as of May 2024. It owns several prime office and retail assets in Kuala Lumpur including the iconic PETRONAS Twin Towers and Suria KLCC shopping mall that are tourists’ favourites.
Here are seven things I learned from the 2024 KLCCP Stapled Group AGM.
1. Revenue increased 11.0% year-on-year to RM1.6 billion in 2023 as all business segments emerged stronger 2023. Likewise, net profit excluding other non-controlling interests increased 19.0% year-on-year to RM931.1 million in 2023. Dividend per stapled security increased 6.6% from 38.0 sen in 2022 to 40.5 sen in 2023.
2. As usual, the office segment is the primary contributor to the group’s profit before tax, followed by the retail segment. In 2023, profit before tax contributions from the management services and hotel segments remained minimal. This contribution is expected to change as the group has acquired the remaining 40% stake in Suria KLCC that it did not previously own, for RM2.0 billion. This will result in the group’s gearing increasing from 2022 to 32% in 2023.
3. The office segment remains stable and resilient. The group owns premium grade-A buildings that are strategically located in the city centre. All the group’s office buildings remained fully occupied in 2023. Four out of five of its office buildings (including its 33% stake in Menara Maxis) are on triple-net long-term master leases with locked-in rental rates with expiry between 2025 and 2042. In 2023, the group secured positive rental reversions for Menara 3 Petronas and Menara ExxonMobil for three years.
4. In 2023, the management introduced 35 new tenants to Suria KLCC. According to the CEO, the mall experienced increased footfall and spending, with its occupancy standing at 98% compared to the industry average of 85% in the surrounding area.
5. According to the CEO, the opening of the competing Exchange TRX has had minimal short-term impact on the occupancy and rental reversion rates of Suria KLCC. Shopper footfall and tenant sales have since stabilized. In 2023, shopper footfall and tenant sales surged by 29.6% and 12.3% year-on-year, respectively. Suria KLCC leverages its strong brand position and strategic location, continuing to be resilient in the face of new competition.
6. The management services segment registered revenue growth from new facilities management contracts as well as the operation of new car park locations. In 2023, the segment oversaw the operation of 1,680 car park bays in the Klang Valley as well as space rental for events and activities. In 2023, the group spent RM8.4 million refurbishing its hotel and upgrading the mall’s parking management system.
7. After suffering three consecutive years of losses, the Mandarin Oriental, Kuala Lumpur Hotel rebounded strongly in 2023. The hotel registered a profit before tax of RM3 million in 2023 compared to a loss before tax of RM23.5 million in 2022. The recovery of global tourism, the weak ringgit, and the pick-up of Meetings, Incentives, Conferences, and Exhibitions (MICE) activities bode well for the hotel. Its revenue per available room surged by 50.0% year-on-year, reaching a historical high in 2023. The hotel’s occupancy improved from 44% in 2022 to 55% in 2023, compared to the industry average of 53.6% in the first half of 2023.

The outlook for KLCCP Stapled Group’s office and hotel segments remains bright. Consumers’ purchasing power will be dampened by the increase in the Sales & Service Tax (SST) from 6% to 8% in March 2024, as well as the upcoming introduction of a high-value tax. Additionally, local shoppers may be attracted to new malls in the vicinity with similar offerings. Despite these challenges, tourists are expected to continue visiting Suria KLCC for the iconic Petronas Twin Towers.

PNB holding 40% interest in a PN17 company, a lot pressure to manage it, if let go surely create a lot social problem, if not let go bleeding everyday. If PNB don't want to salvage SAP, it will let's go this PN17 company long time already
If they do not want to save this Sapura they will not ask for another 12 months extension. Obviously Sapnrg is a National Treasure. Since Mabel as the fighting spirit she continue to buy at @0.04 and below and wait for that egg to become a Golden Egg. We can talk till the cow come home but at the end of the day we can see that they will not let Sapura die so easily.
We can say it is a bit of gamble for this counter but at this price.....why not?. Sapura got 12 months extension and they are creating some good news for this counter. That news said, Sapura Energy is on a good road to Recovery. We all know that these type of news is created by somebody just to show that they doing something to save Sapura Energy. Internally, it might be bad but 12 months extension...Mabel thinks the price will not stay at 0.04 till that 12 months period. If it goes to 0.13 or 0.15 it is good enough for her. Of course there is always an element of gamble in whatever stocks we buy. Any price more than 0.15 within these 12 months is a Bonus....Meanwhile as long as Mabel acquisition price is well below PNB acquisition price, Mabel can sleep like a baby…
If we wait for that second or third quarter results, if it is a positive result, we won't be getting this Lady Sapnrg at 4 sen value. Sometime Mabel need to get out from her comfort zone just to reach for her lucky stars. Just a 150,000 shares to save this National Asset at below 4 sen holding cost, why not? ...Move up 1 sen can gain at least RM 1500. There are so many counters in Bursa that looks attractive but there are also some that are already rotten inside but we cannot see. A good example is Serba Dinamik and some others. Giving false account for a few years and at the end of the day only those investors that does not execute timely price action suffered.
Lastly, PNB is under government and largest fund management, they should have access the insiders news, it is 7 wonder why they still holding a PN17 company few years, previous CEO said investment amount on SAP is peanut, but he didn't withdraw and leave it bleeding from 20cent to 10 cent to 0.35 Sen still hold tight tight . ...

Based on it’s recent contracts and selling off National Assets, Sapura Energy has now joined Yinson to secured contracts valued at US$1.8 billion (9.13 billion reais) from Brazil’s state-owned company Petrobras. Scope of Work: The contracts involve subsea engineering, installation, and related services in Brazilian waters. The PLSVs will perform operations such as installing flexible pipes, electric-hydraulic umbilicals, and power cables at a maximum water depth of 3000 meters.

It was a good decision that Mabel accumulated more Sapnrg at 3.5 sen this week..
Sapura Energy Bhd’s net profit for the first quarter ended April 30, 2024 (Q1 FY2025) fell 43.8% to RM82.13 million from RM146.09 million in the same period a year ago.
Revenue increased 23.9% to RM1.18 billion from RM951.73 million previously.
In a filing with Bursa Malaysia today, the integrated oil and gas services company said the lower profit registered for the quarter under review was mainly due to higher operating expenses and finance costs.
The company said it is also on track with the implementation of its reset plan, which includes efforts to address its unsustainable debt and dues owed to trade creditors.
“We remain committed to regularising our financial position, with the ultimate goal of declassifying as a Practice Note 17 (PN17) company,” it added.

He bought AirAsia from a Malaysian government-owned company for a token sum of RM 1 in 2001 and inherited a debt of RM 40 million.

He expanded AirAsia’s network to cover more than 150 destinations across 25 countries and established joint ventures and partnerships with other airlines and governments.
He diversified AirAsia’s revenue streams by launching digital businesses such as food and parcel delivery, ride-hailing, e-commerce, and fintech.
He led AirAsia’s recovery and transformation amid the Covid-19 pandemic, by reducing costs, securing funding, and rebranding the group as Capital A.
Before the Pandemic, all shareholders were celebrating as shareholders of AirAsia have been showered with 90 sen per share special dividend, which is worth more than RM3bil in total payout. The dividend is equivalent to 34% of dividend yield from the last traded price of AirAsia's shares at RM 2 The year before he showered us with 64 sen Dividends and 12 sens even before that. Just like SIA, CapitalA AirAsia was also paralysed by the pandemic without any revenue.
