JamesPond, sorry for late reply. Just read your question. What Singh1 said is correct. The project is a joint venture between Holborn n TAGB. Cost n profit is shared 50% 50% between them. However, TAGB bought over the hotel portion at the market price from the JV company. The remaining apartment units are sold to the markets.

YTLland earnings was not much for the last few years. It is just barely enough to pay for the interest of the loan stocks. I thk for the next few years, it will not be giving dividends.
YTLland is sitting on undervalued lands. Developments for the last 15 years was very slow bcos YTL concentrated on the utilities n cement business. Hopefully, Yeoh family will concentrate more on YTLland in future.

If you compare the offer price of RM1.50 to the Net Book Value of RM2.34, you are angry with the offer price.

However, the actual net book value (adjusting the land, properties and hotels to the current value) is RM4.60 per share. OSKH is offering RM1.50 for share worth RM4.60. You will be extremely mad.

KYY's bad call on Xinquan showed that he is sometimes speculative and underestimate the importance of net asset backing per share behind the share price.

Xinquan does not have much hard assets (most of the factories and shops are rented). All it has is a business model of shoe soles and shoes manufacturing. It is a sunset industries in China. The labour cost in China is even higher than Malaysia currently. If these type of labour intensive manufacturers can not survive in Malaysia, neither can they in China.

The profit from the Vancouver project has not come in? The project was supposed to hand over to the buyers in May 16. Management had announced progressively that the project was almost fully sold and sold at very good prices. The project (serviced apartment, Trump hotel n retail podium) is definitely making a lot of money and should come in at one go about this time (In Canada, profit can only be recognised after units handing over to the buyers). If the profit has not come in this quarter, will it come in next quarter?

Tanhy123, I thk they are buying land. KSL has increased its landbank to more than 2000 acres especially during this time when land price has come down. KSL is being low profile on good news. They try to keep the market from pushing up the share price. They are very happy with the extremely depressed share price so that they can accumulatate slowly and cheaply.

Those shareholders remained are those who knew the real values of PJ Dev. That includes one Big Five accounting firm ex-partner. As the previous offer was extremely unreasonable, those who knew the real worth rejected the offer. Based on the present poor market condition, Tan Sri may find difficulties to place out shares to meet the requirement. His another option is to make another low offer. I think the remaining shareholders will not accept and may reject another low offer again.

Hunza RNAV RM9.50, but privatized at RM2.90 in March this year.
This one, even worst, RNAV more than RM1.09, offer RM0.24, can not let major shareholders keep taking advantage of minorities shareholders.
He has to increase his offer to at least RM0.60 per share.
This is another example share price is way too below the actual net asset value of company.

Although the property market is not good and the companies may earn less in the next few quarters, but the share prices are just trading at a fraction of the RNAV. This is unjustifiable! Really lots of bargains! Just think ourselves, does a house owner sells his RM1mil house at a fraction say RM300k just because the current market is not good.

PETALING JAYA (May 26): Sunway Velocity Mall has leased out 80% of its net lettable area of over a million square feet ahead of its opening scheduled for October, said Sunway Shopping Malls and Theme Parks CEO HC Chan. He expects the mall’s occupancy to hit 90% when it opens on Oct 28, and for the mall to achieve full occupancy next year.

The mall has attracted a number of major tenants which include Parkson, TGV Cinemas, Harvey Norman, Uniqlo, Grand Imperial and AEON MaxValu Prime, said Chan at a ceremony to announce the tenants today. Some 50 other tenants are expected to be announced in the next month or so, he added.

"There are so many shopping malls out there now that it is important for retailers to carefully choose where to set up their stores. At Sunway Velocity, it is easily accessible via roads such as Jalan Cheras, Jalan Pudu and Jalan Tun Razak. The Cochrane MRT station is only 100m away while the Maluri MRT and LRT interchanges are just 200m away," he added. The mall also boasts 6,500 parking bays.

Sunway Bhd managing director of the property development division for Malaysia and Singapore Sarena Cheah who was also at the event today noted that the take-up rate of the serviced apartments in Sunway Velocity, the V Residence, is encouraging. "Almost 90% out of our 1,338 units of serviced apartments have been sold to date which is a testament to Sunway's reputable brand and our quality products," she said.

Sunway will run Sunway Velocity for 1 or 2 years until the mall matures. After that the mall will be sold to SunReit. Based on the net lettable area of 1 million sq. ft. and price of RM1,800 per sq. ft., the mall can be sold for RM1.8billion with handsome profit. The recently completed buildings that will be injected into SunReit will be Pinnacle and Sunway Pyramid Tower West Hotel. Other investment properties under construction now that will be injected into SunReit will be Sunway Hospital phase 3 and Sunway Geo office building.

Tan Sri Chen mentioned that MKH will venture into cassava planting. Cassava planting can be harvested in a few months time as compared to 3 years for oil palm trees. In addition to that, output per hectare for cassava planting is also higher in monetary term as compared to oil palm andf MKH can also naturally move into cassava powder production. From the Edge article,Tan Sri also mentioned that MKH will venture into edible palm oil production. I think Tan Sri has a long term vision for MKH to become a food producer like Kuok group and IOI.

Guocoland will record good profit for FY 2016 and 2017 especially from Damansara City project. The worries is the profit for 2018 n 2019. With EWI, the profits will come in 2018, 2019 and onwards. It will be a very good investment for Guocoland.

Guocoland Malaysia is deeply undervalued. EWI is seen as a timely investment if it materialised. At this moment, Guocoland is cash rich after its monetisations of a few pieces of land and investments. They are looking for strategic land purchase or investments now and investments into EWI will means immediate participation into a few overseas developments. Imagine how long it will take if Guocoland Malaysia has to do it on its own?

Healthcare companies like KPJ n IHH are able to enjoy high PE ratio n hence high market capitalisation. KPJ's PE is 32.73 times and IHH 57.11 times. Let us use KPJ (the lesser of the two) to estimate the future market capitalistion of Sunway Medical when it is listed.

KPJ's current condition Price : RM4.20
Market Capitalisation : RM4.4bil
Beds : 2912

Sunway Medical (as at 2018) : Beds : approx. 2000

Sunway Medical's hospitals are located at high income areas namely KL, Bandar Sunway, Butterworth, Ipoh and Penang. Therefore, their revenues per bed will be higher than KPJ. it is reasonable to assume that the 2,000 beds owned by Sunway Medical are generating the same revenues as KPJ's 2,912 beds.

Therefore, I predict that Sunway Medical is able to trade at market capitalisation of RM4.4billion. It will be additional RM2.20/share for the Sunway Berhad. As a comparison, Sunway Construction Group's market capitalisation during IPO was about RM1.45bil.

I also predict that the Sunway Medical will be as important as SunReit and the Sunway Berhad's development division 2 years from now.

Pengasas dan Pengerusi, Tan Sri Dr Jeffrey Cheah, berkata usaha untuk merealisasikan penyenaraian Sunway Medical dijangka tidak berhadapan masalah besar berikutan orang ramai sudah meletakkan kepercayaan yang tinggi terhadap jenama Sunway dalam sektor penjagaan kesihatan.

Sunway bukan hanya sedang memperluaskan kemudahan perubatan utamanya iaitu Pusat Perubatan Sunway, malah empat lagi kemudahan sedang dibina di seluruh negara iaitu Paya Terubong dan Seberang Jaya (Pulau Pinang), Ipoh dan Sunway Velocity, Cheras.

Sunway Construction yang membuat kemunculan semula dalam pasaran saham tempatan adalah antara sebahagian kecil syarikat tempatan yang terbabit dalam IPO pada 2015.

Mengulas lanjut, Cheah berkata, semua hospital yang sedang dibina dengan jumlah pelaburan dianggarkan antara RM700 juta hingga RM800 juta itu dijangka dapat disiapkan serta beroperasi dalam masa tiga tahun akan datang.

Justeru, beliau berkata jika Sunway Medical disenaraikan di Bursa Malaysia, modal yang dijana daripada penyenaraian boleh digunakan untuk membina lebih banyak kemudahan perubatan, termasuk kemungkinan untuk memperluaskan perkhidmatan itu ke luar negara.

"Malah, ada pihak di China yang mempelawa kami supaya mengendalikan pusat perubatan di negara berkenaan," katanya.

Beliau bagaimanapun berkata, Sunway akan tetap meneruskan usaha untuk membina rangkaian hospital baharu kerana syarikat itu mempunyai hubungan bersama beberapa universiti terbaik di dunia.

Sunway Medical will be the next one to be listed. It is going to expand to have 1100 beds by end of 2017 from the present 350 beds. Medical and healthcare is able to command very high PE multiples like IHH at 58 times and KPJ at 33 times. There will be good gains for the Sunway shareholders.

Thks. Alvin Kua. Have been invested in Symlife for 4 years. Very deeply undervalued. However, share price did not reflect the assets value and the good performance in the last few years. This year, the performance will not be as good as compared to the last few years. The company has very good assets in Sungai Long, Cheras, Jalan Yap Kwan Seng, Tasik Prima, PJ Section 13, Ukay n Kota Bahru. I thk the company has to concentrate to develop these lands because Symlife is a small company and has limited human and financial resources. However, the company is having more new JVs in Sabah, Shah Alam and bought a piece of land beside Sunway South Quay. So many projects, where got enough resources to handle?

Alvinkua, there was a delay in Sungai Long project due to the delay in Langat 2 water treatment plant. Some land of be acquired by government for Langat 2 project. Do you have any idea when the project will be launched? What are the products that are going to be launched?
