Setting up REIT will help TAGB to realise its hidden values. The MD has mentioned a few years back that they will set up REIT when the timing is right.

If you do calculation, TA should trade at 2 times TAGB. Hence TAGB is trading at RM0.36 now, TA should trades at 72sen.

This is a very good stock. It is the management who purposely not paying dividends. A lot of funds and retail investors look at dividend yields as one of their investment criteria. The major shareholders do this so that they can collect at low prices from the market.

The dumpings of those right issue takers should end soon. They bought at RM1.89 and sell at a price higher than RM2.25. As soon as the dumpings dissipated, price should turn around.

Aero1, thank you for the Prima link. Good to know that there are two Prima projects developed by MKH. Both are in good locations. One in Jalan Bukit near to MRT n KTM station. The other one is in Bandar Teknologi near to Pasaraya Billion.

Sunway's Paya Terubong project can not be compared to this. E&O's STP2 is super prime with new highway connection. For Sunway's Paya Terubong, we have to go through Ayer Itam with jammed and narrow roads. There are a lot of crowded flats in Paya Terubong. Can not compare. It is like comparing Mercedes S Class to Honda Accord.

Lim KH and IWCity are not cash rich. The big Johor land owned by them can not be turn into cash as quickly as they want due to the current property market in Johor. Najib may thinks that they are not good candidates.

Those who keep MKH for another year will be greatly benefited. MKH's strategic land bank in Kajang 2 and other areas will be fully reflected in the price by that time. Value investors now are collecting MKH-WB from those holders who have no money to convert and they are forced to sell them cheaper than MKH mother shares.

They just launched tower A this month. This project's selling point is its location. It is a high end project and in fact, TAGB is only involved in this high end segment. You can go and have a look yourself at Damansara Avenue. All the shops in the completed Ativo are owned by TAGB for recurring rental income. The commercial area is doing well if we compared it to other commerial areas in the surrounding areas.

Sales is very good. It is true that they are selling Tower A now. Tower B is either already sold out or left with minimal units only. In fact, the project is not even launched yet. It is only opened for previews to VIPs and special guests. The locations of Ativo Suites and Damansara Avenue are very strategic with direct access to MRT in future. It will definitely be a success.

TAGB is trading at 7.9 times PE ratio. Investors and analysts are still neglecting the stock. All the bad news like soft property market since 2014 have already been factored into the low stock price. The property upturn is expected to improve next year. Bare in mind, stock market will react 6 to 9 months in advance.

TAGB will sell Little Bay only if the offer price is very good and meet their expectation. If the offer price is below their expectation, TAGB will keep the land to develope themselves. That is the style of Tony.

Danny is too strong financially. He does not need to jack up the share price to boost up his confidence level. He likes the price to remain low so that he can collect more. E&O still have debts that it has to pay 6% to7% interest. Since the hotel and shopping mall are either generating very little return or making losses, it is a right move to sell them away and pay back the debts, After the sales, there will be interest savings.

KYY is putting himself into trouble. Just like Xingquan, he bought into this company without doing careful research. He is not following his own rules of investing. There is so much problem in this company. Shopping Mall is not doing well and still making losses at least for the next yew years. Pacific Star is not selling well, the project is delayed and Jaks has to pay a lot of penalty to the buyers. The Vietnamese power plant venture may not be a smooth sail. Jaks may say that they are enjoying 20% profit from the construction work. I am quite reserved with this. There are a lot of uncertaties with both the Vietnamese government and the Chinese partner. Bare in mind that Xingquan is a Chinese company, Jaks' power plant venture partner is also a Chinese company. There is not much information about the JV available other than the announcement that Jaks is owning 30% of the venture. In fact, the profit during construction period is a self-declared profit. There is no actual profit until the power plant is completed.

Even Brem has gone up a lot, but BCB is still stagnant at RM0.47. BCB has some similarities with Brem. BCB has Concerto and Brem has Bukit Prima Pelangi in Mont Kiara North. BCB has Broad Tree in Kota Kemuning and Brem has Pelangi Heights in nearby Klang. Both of them are small capitalisation companies with BCB has RM188mil and Brem has RM344mil. Both are controlled by low profile Chinese corporate figures. In fact, BCB has very strong presence in Batu Pahat, Kluang and Johor Baru apart from Klang Valley . It has very stable and sizeble income stream in Johor market.

When you invest in a company, the most important thing to look at is the integrity and trust worthiness of the major shareholders, CEO and other key management team. If we have doubts, it is better not to invest in that company. There are so many other good counters in the market, why invest in the counters that we are not sure? From the writings of KYY, we can see that his research on the target companies are very crude. Just simply looking at the balance sheet and general sector market condition to decide to invest in. He had also generalised in last year that since the property market was bad, all property counters would be bad. He even wrote to comment that the buy call on MKH from his remisier OTB was wrong. In fact, many property counters like LBS, MKH, TAGB, Paramount have gone up more than 50% since the day he said that. He did not go into details to know that many of the counters have dropped more than half from their peaks and they were trading at single digit PE. Some are trading at PE below 5. Many are still very strong fundamentally with RNAV worth 3 to 4 times more than the share price. It is almost like cheap sales. Selling a bungalow (RM4mil) at the price of a terraced house (RM1mil,)

Dato' Yau will work until end of this month. During his tenure of 5 years, the share price of Tropicana remained at low level. Remained at around RM1.00, bad performance.
