In Africa, victims of rape are laughed at when they report the incidents to police because the community thinks they broadcast the shame they bring to their families. It’s rather sad when ppl does not have basic ability to judge right from wrong, too much ego to see their own fault and blame it on the environment / reality.

Logic wise, just because it’s a simple sentence doesn’t mean that it cannot be a personal attack. For example, ‘F you’ short but personal. Another point, just because I pointed out that you have no manners in your speech, it does not mean that I am fragile. Again, you keep bringing up random arguments and I don’t see the relevance. Again, before I started my post I mentioned that nobody knows what the future holds and what I wrote are my views. But you can always call out ppl’s comments, without any points or facts, just ‘announced’ that others’ views are wrong.

I’m not old btw. And I don’t even know why you have to keep pulling irrelevant arguments in your statements. I might be younger, but I’m sure you’re not the more matured minded person.

I was not there when the shares changed hands. That is true. But have you thought about the fact that you were not there too? I came out with a series of points why I thought things can improve from here on.

So while both of us were not there. I have a few points to support my belief. You had no points but personal attack just because you have different opinions. What the F is wrong with you? So how could you possibly know that it’s not a steal so sure? At least I said those ppl who bought might know more. You just decided that there can be nothing more and that you are all-knowing.

You ‘wanted’ to say that market is a dangerous place. Thank you for warning me. But what you said instead was asking me to go find monks in temple, which again, is juvenile.

I really dislike ppl who use forum as their personal platform to release unhappiness from work or relationships. Anoym177, can you bring your life issues somewhere else please? Most if not all of your posts here contain no news or information about the company. How are you better than the previous guy you were so upset with?

To everyone else, I’m sorry for the lengthy posts. I’ll stop responding to personal attack and only post when it’s related to this company.

Me seeing the good in ppl is a notion that I see the good in ppl I meet. It is a very different animal from wanting to find good ppl to see... They are totally irrelevant.

The difference between us is. I’m saying what I see and I want to do, and you’re prescribing how I should see and what I should do.

And the difference between you and a rapist is, rapist uses physical force and you use mental. Do I not have my right to decide what I want to believe, think or do? Must you constantly attack me for having my own view?

What is so wrong with you that you can’t have the most basic form of respect? Do you think because it’s internet you feel that it’s okay to attack ppl?

It feeds back into the community we all live in. You form part of the community. What you inject into it, you live in it too. I know our nation isn’t the most matured one, in many aspects. But if each of us do our small part, it will be a better place gradually.

So pls start by posting responsibly. If you disagree with my points, you can raise your counter arguments. There’s no need to personal attack. After all, it only hurts yourself. I just need to leave this forum and ignore you. But you would need to live your life with that attitude which will affect your family, your work, your spouse, your kids, your friends, etc...

I wrote this with good intentions. Your very next action could be the first step into a better direction, or simply a reaffirmation to a continual self destruction. I truly believe that our thoughts and choice of words attract liked minded ppl and happening of events.

I have nothing to prove.

Maybe when you reach 80 years old, you can prove me wrong by saying that your friends, colleagues, wife and kids all led very healthy and happy lives with your constant sarcasm and personal attacks. And I would still just smile and say ‘good for you’.

Just to share my thoughts, nobody knows for sure what is to come but we can put together the pieces andform a view:

1. Why did TSD Ooi and PSD Phor revamp IUBB at all in the first place? They have a much much larger privately owned company running profitably.

2. Why did they inject any asset into (I-Santorini, etc) IUBB? They could have reaped 100% of the profit from these projects.

3. Why did they further inject 3 more companies into IUBB? At this scale they still have sufficient capital. Instead of getting the profits in cash over 3-5 years in tens to hundreds of millions. They exchanged it for more shares (the max % allowed) in IUBB. Think about it, holding 74.98%, they can’t really dispose them can they?

4. They got the latest tranche of shares at RM 1.00 / share. They just disposed 24.8 million shares at RM 28 mil (RM 1.129 per share) immediately. If you had RM 28 mil, would you buy this many shares at this price given the current sentiment towards property segment, when the current share price is around that purchase price and when the owner got it around 13% cheaper? You think they sold these investors the plain vanilla story of building and selling new condo’s?

Well. We’ll see... btw ewein suddenly surged like no tomorrow. What happened?

The timing seems too ngam to be coincidental. The whole exercise of IUBB buying 3 companies under IPG does nothing for IPG, they are well funded (given that they mostly fully sold their developments fast enough) for property projects of such scale. However, they would not be well funded enough to take on project size in the scale of RM 9.2 billion (IPG's share). For reference, IPG launched a total of roughly RM 3 bil worth of projects in terms of GDV in the whole of 2018.

Alex cannot be trying to buy over his own companies at a jacked up price because he himself, his wife and his associates hold most of IUBB shares (it would then be quite ineffective if the purpose was ill intended). Also, he would need to get at least RM 90+ mil for the private placement (should there be no conversion from warrant and preferred share). Investor with this kind of money would definitely need a compelling story from him, and most likely, knows his character.

So the maximum likelihood scenario is that, he is raising money to take part in PTMP.

I just noticed that he is always dressed humbly in the pictures. Cheap jeans and sneakers for someone who earns tens / hundreds millions each year, I am inclined to believe that his heart is in the right place.

The PTMP carries a value of RM 46 billion. So IPG gets around RM 9.2 billion worth of it. After the corporate exercise to beef up IUBB’s size, can we expect the parent company to pass over some projects? Let’s say 5% share of that RM 9.2 billion, that’s RM 460 million. 0_o’! Is my expectation reasonable?

I agree with you starcam. It’s just that I hope the liquidity could be better. This company seems to have potential but it still hasn’t been realized after sometime. Perhaps when the dust settles (a current view of the profitability of the acquired companies and completion of the PP/ share split / buy-back) it would be better. I just like to have the option to buy/sell easily. I’m not really worried about this company, it seems healthy and can expand a lot. I’m just worried about the global market as it is.

Good for you. My story is very different from yours. I bought too late after the Q2 QR and a little too much.

I’m just a little sad that KLSE is highly manipulated and heavily traded with insider information. Alex Ooi holds the bulk of the shares, it wouldn’t make sense to not try to maximize the value over time.

Asset acquisition I can understand, PP I can understand, share split also I can understand. But a proposed share buy back after share split...? Share split and share buy-back to eventually push the share price to where he wants?

My longest EMA line is 50. Support at 1.215. Now it’s standing at 1.21. Sigh. Not reversal of trend yet but not handsome either.

I’m just very curious about One Foresta. I thought it was completed by mid-Jan on their website. Q3 report shows 91% completion, Q4 shows only 93% completion. So between 1st Jan to mid-Jan, they managed to complete the remaining 7% but over the quarter they only managed to progress 2%?

Anyway this means there is guaranteed 7% completion of One Foresta in the next QR, and the effort can be channeled to the other 2 developments to speed up the completion. Is the boss saving up bullets for later?

My thoughts are that, the unbilled sales dropped from 760m to 660m over a quarter so it wasn’t really bad like what spygame spread. That’s why there’s injection of assets.

One common trait of ppl who is detached from reality and has poor comprehension skills is a combination of (a) inconsistencies in argument points, (b) flip-flop between broad statistics against individual stand alone cases and (c) not understanding the rules and boundaries of the game.

First you thought it applies only to properties below RM 300k. So you commented how poor quality and far away these houses usually are, which were never relevant to our topic. The comparison should be made on whether the new policies would boost sales, we should look at the parameters that are changed,I.e. exemption of stamp duty. Because the location and quality of the houses are not being changed.

When you realized that the exemption of stamp duty applies to properties up to RM 1 mil, you questioned about the no. of ppl capable of affording this price range. Needless to say, no statistics at hand and just random rambling from you.

Back to RPGT, of which significance you obviously failed to grasp. The tax is applicable on profit, first the tax during first 5 years do not change, and 5% tax on gain from having owned the property from 6th year onwards. Time value of money at 5% p.a. would immediately mean that the tax has less significance.

Using a RM 500k house as an example. The savings in stamp duty is RM 9k. Now let’s look at the property gain to achieve RM 9k tax in the 6th year. That’s RM 9k / 5% = RM 180k.

That means the property need to appreciate from RM 500k to RM 680k before you have to pay RM 9k RPGT. And time value of money means that any sane ppl who have some sense would know that the benefit of a RM 9k saving now with 100% certainty is outweigh an increased tax of an equivalents RM 9k RPGT tax. If I factor in discount rate of 5% p.a., the present value of that tax quickly shrank by at least 30%. And I haven’t even factored in the unertainty for a property to appreciate by 36% unseen such climate.

I am happy that more money is allocated to education. We really need those investment so that in 20 years’ time my son won’t have to debate with ppl with such low comprehension and analytical skills

Your business sense is no better, there will never be free lunch. Free car park, free stamp duty, etc? They were never free. Like friendship said, higher margin or passing this savings back to buyers.

Next comes some simple basic math, RPGT only applies if there is a profit. If you have seen statistics on how skewed wealth distribution is in our country. You will learn that many are struggling to own their first homes and the no. of this group far exceed those who own multiple properties.

And you probably haven’t even considered the impact of crowd funding.

These are not just my views. Go read any news portal and you will find that most analysts, banks, etc all agreed that property sector is the biggest winner in this budget 2019 unanimously.

And do remember, the stock theme is not set by you or I. The market could not care less whether the budget entice you to buy or not buy any property. And the share price has no bearing of who wins the argument here.

And lastly, I am simply happy for the general anak Malaysia that the government is helping them out this round. And that we have a new government who is steering the economy in the right direction.

On humanity and ethics, it does not hurt for you to have a heart and just be happy for others. I do not know what you have gone through in life that made you such a bitter person. Try living on nothing, and then share the little you have with a stranger who needs it more than you, even for just a day. It will change your perspective of life.

I do not know how much you make this year. But let us remind ourselves not to be so poor in life that all you have is money and not values or characters.

First time home buyers also get an exemption on stamp duty for properties priced between RM300,000 and RM1 million, for a limited period of six months starting Jan 1, 2019, which forms part of the National Home Ownership Campaign where developers will offer 10% discounts on existing unsold properties.

In a move to further aid first time house buyers, the government is looking at allowing property crowdfunding as an alternative funding source, under the oversight of the Securities Commission Malaysia (SC).

"For example, a buyer can purchase selected property by paying 20% of the price of the property, while the remaining 80% can be financed by investors that would like to get investment returns from the appreciation in the value of the property over a certain period of time," said Lim.

The platform is expected to be launched in the first quarter of 2019, upon receiving the required approvals from the SC.
