KUALA LUMPUR (Dec 11): Eco World Development Group Bhd (EcoWorld)'s shares leaped as much 12.4% or eight sen to 72.5 sen in afternoon trade after its chairman Tan Sri Liew Kee Sin said he expects the group to close its current financial year ended Oct 31, 2019 (FY19) on a record high note.

At 4.13pm, the trading volume of Eco World shares soared to 39.81 million, making it the eighth most-actively traded counter on Bursa Malaysia. Meanwhile, its share price stood at 72 sen, bringing it a market capitalisation of RM1.96 billion.

EcoWorld's 27%-owned associate and international arm, Eco World International Bhd (EWI), saw its share price gain as much as 9.28% or nine sen to RM1.06. At 4.16pm, the counter was traded at RM1.04, seven sen or 7.22% higher than yesterday's closing price, valuing it at RM2.38 billion.

Yesterday, The Edge Financial Daily quoted Liew as saying: "Despite the so-called downturn [in the property market], this year is the best year for EcoWorld and EWI."

EcoWorld is set to announce its annual financial results tomorrow (Dec 12).

EcoWorld's net profit for the nine-month period ended July 31, 2019, rose to RM121.97 million, from RM80.69 million in the previous corresponding period, while revenue grew 2.1% to RM1.56 billion from RM1.52 billion. EWI, meanwhile, recorded a net profit of RM68.71 million against a net loss of RM23.78 million previously.

To dated EPC2 contract recognized RM 1,376.7 , So balance EPC2 is about RM 500m. The expected profit is about RM 120m. As the first unit will commence commercial operation in Q1 2020 first, therefore, Jaks able to derive half of the expected power capacity, 6 month ahead before second unit of power commence commercial operation later.

Thus, based on balance construction profit RM 120m + 6 month power profit from first unit generate estimate RM 120m, Jaks is expect to have enough to cover all Capital contribution contracted but not provided for in respect of shares subscription in JAKS Pacific Power Limited, joint venture of the Group amounted to approximately USD56.14million or RM235.0million.

Many too afraid of conversion, but the cost is either 4PA exchange for 3Wce or top up 4sen for every PA in exchange for 1 wce. Therefore, based on PA price now at 26.5sen, cost is 30.5sen or 35.5sen, compared to current market price of only 31sen. No worth of converting through PA. It’s best to direct buy from open market now at 31sen.

Seem Property profit only able to recognized in next Q4 result. Further higher take up rate on E-island lake haven is expected as Gbg have shortlist by government under the ministry of housing and local government initiative for private participation on the rent to own scheme.

Another interest assets in GBg is Petronas basecamp in sipitang, which have generate recurring rental income of RM 11.4m. But, Gbg opt to use entire of these rental income to pare down the borrowing that took to build the facility, which is expected to be fully paid by end of 2020. Therefore, from Q1 2021 onward, the rental income generated from this facility will be PURE CASH PROFIT in GBG accounting.

In additional, LRT3 full swing construction will also be reflected in Q4 result later. In the meantime, shareholder can enjoy 1.5sen first interim dividend :D)

In Hohup latest Q result, management have highlight that as a result of disposal Bukit Jalil Pavilion mall, Hohup have on 29 Oct 2019, received its entitlement RM 53m or about 20% of its total entitlement RM 266m (18% of GDV RM 1,490m).

As these entitlement RM 53m receievd on 29 oct, these profit will be recorded in next Q4 result. Hohup plan to use RM 39m to repay bank borrowing and RM 14m for working capital.

The balance 80% entitlement or RM 212m will be progressively recorded based on mall construction progress billing till completion Q1 2021.

The growth of HOHUP earning momentum is CONFIRM and EXPONENTIALLY.

Hohup total CONFIRM earning driver are

1. Bukit jalil phase 2 (The sky park residence, FULLY sold) and phase 3 (Park 2 residence, >90% sold) = RM 200m

2. Bukit jalil phase 1 (Pavilion mall, en-bloc 100% sold) = RM 266m


Grand total CONFIRM profit to be recognized is RM 466m or EPS RM 1.10/share, DOUBLE CONFIRM profit gain for Hohup. These CONFIRM profit is scheduled to progressively recognized based on construction progress billing.

Remark 1: The sky park residence is scheduled to handover to purchaser by end next month, Q4 2019. Park 2 residence is scheduled to handover to purchaser by Q3 2020. The bukit jalil mall is scheduled to handover to purchaser by Q1 2021.


Remark 2: Aside JV project in Bukit jalil city, Hohup also have own development, namely Aurora Duo (GDV 700m), which is the LAST residence property within the city. The crown suite (RM 590m, 60% sold).

These 2 are the Hohup own self development, to be ADDITIONAL earning driver on top of its 18% share of profit with malton in bukit jalil city.


Ho Hup chief executive officer Datuk Derek Wong “This is a game changer for us. With the sale of the Pavilion Mall and billings from the BJC development, we can expect the next three financial years to showcase a very strong momentum,” he said.

“We are also considering a dividend policy following this, especially with our shareholders having been so patient and weathering the slowdown with us all this while”

KUALA LUMPUR: The Pavilion Bukit Jalil shopping mall, which will open in 2021, has secured one million sq ft of confirmed tenants and is on track to secure another 300,000 sq ft of confirmed tenants.

Pavilion Bukit Jalil retail planner Datuk Joyce Yap said the group is actively seeking new-to-market brands locally and from abroad.

“Despite current market conditions, there are still many regional brands interested to enter Malaysia because of our strong fundamentals and low business cost,” she said in her speech during a media event to announce the mall’s new tenants today.

With 1.8 million sq ft of retail space, Pavilion Bukit Jalil will be the crown jewel of the integrated Bukit Jalil City, comprising retail, residential, commercial and hospitality components.

Pavilion Bukit Jalil will be the largest shopping mall within a 10km radius.

Anchor tenants include Parkson, Dadi Cinema, Food Republic, The Food Merchant, Harvey Norman and Pavilion Bukit Jalil Ice Rink.

Based on reports, Bukit Jalil City, which has an estimated gross development value of RM4bil, is a collaboration between Malton and Pavilion KL. Launched in 2015, the 50-acre project will comprise three phases.

The first phase comprises 112 signature shop offices and have been fully sold since its launch in 2015. The second phase, also fully sold, consists of 1098 units of luxury serviced apartments and 44 units of retail shops.

The third phase comprises the two towers of The Park 2.
