Explain in detail the prepaid JV Developments.
Who are the owners of JVs, where are the developments, expected completion dates, why so much deposits were paid, any clause to safeguard these investments.
If no valid explanation, potential investors must consider all these prepaid amount are gone.

Go for property stocks now. Major developers already building up their land banks since last year. They are very confident in property market for next few years.
Go for Data Centres related companies. Malaysia is set for future Data Centre hubs. Go for Crescendo. It already sold 100 acres for 540 million, going to sell another 100 acres for not less than 500 million.
Why property stocks are good bet now? Interest rate has peaked at 4.25 - 4.5% for housing loan.
Which property stock is a better buy? You need to do your own research.

Vote yes, you see value of fire sales bleeding your heart. At least getting some residue because not benefiting the Yu family.
Vote no, Yu family will do monkey trick again, and the property and money gone in thin air.
Either way is no good to shareholders. Just have to weigh which one cause lesser damage.

Today total transaction 234 million. Considered 60% were done by day traders, total forced sold share at most is 100 million. We are expecting at least 50 million to 200 million shares are still on the pipeline to sell.
Since YNH already experienced 2 limit down in a row, sellers cannot sell lower than 55.5 tomorrow. No much transaction expected tomorrow. Real show will be on Wednesday. Wait and see if its share price will again hit limit down at 25.5 sen on that day.

So Yu Kuan Chon is getting rm 10.1 million Director's fees instead of 7.5 million. Alternate Director's fees are taken from its principal Director. Check how much CEO of Crescendo paid. Check how much former Executive Chairperson of Plenitude was paid. All these two companies are much larger and more profitable than YNH!

Intrinsic value per share for Crescendo is not less than 9 ringgit, taking into consideration quality and credibility of its Directors, steady earning potential for next few years, healthy financial status and strong cash flow, very solid background of its major shareholders (no pledged securities/ nominee holders), recently land disposal, intended further land disposal, development lands were purchased more than 20 years and the location of these land bank.
Looking forward to rm 6 in near future.

Number of share subjected to forced selling is between 240 million to 300 million. New owner will emerge. First thing to do for new owner is to stop all contracts/ agreements entered by 'previous owners'. Conduct a forensic auditing. Make sure no cash/ liquid assets are transferred out. Freeze all bank accounts. Freeze all movement of staff in and out from company's premises for a week to facilitate transfer of books and proper handing over.

Simply the Directors are not trustworthy. Prepaid Joint Ventures most probably already gone. Even an unknown woman was paid 2.6 million for sleeping at home. Who is that woman?

These two Dato Dr Yu as Executive Chairman and Dato Yu as Managing Director already took more than rm 15 million as Director's fees and salaries. Worst still is this woman Datin Chan Sow Keng as Alternate Director (alternate to which Dato?) also got rm 2.6 million pay. She was not listed as a Director and no profile given. She was also not stated any relationship with the other two Dato's in the Annual Report. Who is this woman?

Johor developers with cheap land banks all are good buy. Those land bought 20 years ago, i.e. 2003 were all dirt cheap, appreciated 10 or 20 times already. Among the value buy should be Crescendo, KSL, Keck Seng, IOIP etc etc.

All 30 largest registered shareholders are nominees (pledged, securitized, margin accounts) total 300 millions (56.6%). How many more nobody knows. All these shares are subjected to forced selling on Monday, or Tuesday. Surely Monday will be another limit down.
