very hard to sell mall at good price, PJ is overflooded with mall now. evolve mall is surrounded by citra mall, paradigm mall, kelana mall, sunway mall, jaya mall, etc...new mall mostly empty.

Trailing PE now is 19.4 which is approaching to moneySIFU's best case forward PE of 20 given to OLDTOWN.

FMCG segment must deliver the growth to justify the higher valuation now. Their F&B segment is slowing. But good thing is F&B is 45% of total revenue, but only command 22% of total PBT.

But coldeye was smart, when price rose too sharply, he sold all at high while retailer chase high based on recommendation by uncle kyy. in the end, sorchai who did not aware they were in speculative mode loss money.
