Calvin, high-rise prop of 80k - 150k is not call a condo..its a flat...you cant even identify the property type and dare to give advice in property in front of koon bee, the property guru kah?

Once Sold For Rm500,000 to Singaporeans & Japanese.

Were Lelong for only Rm79,000 at the depth of recession during the 12 years Crash in Johor.

In year 2007/8 at the very bottom Mr Tan Pao told me he went to Johor High Court to buy auction houses.

Out of 160 houses, condo, flat and shophouse for auction that fateful
only one unit was sold! Yes one unit bought by Tan Pao.

159 units left unsold for the next auction again.

You can get a flat as low as Rm8,000 then like those in Bkt Beruntung

Calvin, can you see the problem?

A condo of 500k now auction with 79k?

How much is the occupation rate? I believe lots of the owner is the investor....and i am curious the owner of this block of "condo" will pay for the maintaince fees and sinking fund?

If no...world class of guard house, swimming pool and facility also useless because no money for the maintaince

Now those Condos have already gone up in value. Rental yield to students is Rm1,600 per month.

Bandar Sri Alam has 30,000 Uni students now. It is called "THE CITY OF KNOWLEDGE"

I find koon bee is quite funny, keep on trying to find logic inconsistency on calvin to prove him wrong. Koon bee see supply n demand as static and oversupply is a unchangeable fact. To him medini n danga is dead town in making as oversupply looming while calvin see hsr n rts will change the demand side. For me, it seem calvin made up thr story perfectly, you cant prove him wrong as long as he is advocating buying cheap undervalue asset. It is funny koon bee the so called ppty guru view property in iskandar as one single object while in fact ppty investment cover a lot aspect of it, from factory, residential, commercial, even iskandar general market is down, certain area maybe booming, he cant be a guru if he cant see the dynamic aspect of it.

I agree with Calvin because I used to live in Johor area more than 20 years. The prices of condominium around 80k~150k last time already double the price. The price now is around 300k+++ especially near larkin and town area. those condos have already gone up in value. Not to mention the rental yield. The demand maybe low in certain part of Johor, but the price keeps on increasing.
