As 2026 gets nearer and nearer Johor landed houses will rise up to match those of Kl in prices

After 2026 when more people start to relocate from Singapore to Johor then property prices will overtake those of Kl to match the price of those landed houses on Penang Island

Yes, but things are brightening up

On these Factors

1. Average Wage of Johoreans
Rm40,000 per year

Average wage of KL people per year Rm85,000

But Johor got the Booster from Singapore!
Singapore average wage is S$70,000
At One Sing dollar to Rm3.40 exchange rate

= Rm238,000

There are 6 million people in Singapore Plus 3.5 million people in Johor
About 1 million workers in Spore are Malaysians
And daily 400,000 Johoreans cross over to Spore for work every morning earning Sing dollar

In Greater KL there are about 9 million people

Every day 400,000 Johoreans earn in Sing Dollar return to Johor
Every Friday, Saturday & Sunday the other 5 Million Sporeans crosesed over JB to shop, do car wash, pump petrol & others

So JOHOR has much more prospects for long term growth than KL

When RTS is ready Sporeans also can just rent out their HDB flat for S$4,000 (Rm13,600) and fully retire in Johor

Rent is only Rm1,500 to Rm1,800
Sporeans may not need to buy but can rent houses in Johor

Plus Spore Cheapest car is over S$120,000 (Rm408,000) Perodua Bezza?
COE alone almost S$100K

In Johor Perodua Bezza is Rm43,000

So for One Bezza in Spore you can get 9 same Bezza in Johor

Plus Sporeans can buy Malaysian car with Malaysia number plate and pump Ron 95 as long as they don't drive it back (not allowed) to Spore

Ron 95 is about Rm2.10

Now Ron95 is $3.00 in Spore or Rm10.20

With earning power of S$70,000 (Rm238,000) a year the Assets of Johor will be in an upward trajectory for many years to come
