7. A Memorandum of Understanding (MOU) between Nexgram Biomedic Sdn Bhd, a wholly owned subsidiary of Nexgram with Perbadanan Kemajuan Negeri Melaka, relating to the proposed sale and purchase of a piece of land in Melaka intended for development of Melaka Lifecare Specialist Project.

The progress of the MOU:

a) Based on an announcement at BURSA dated 2 April 2021.
- Indirect wholly owned subsidiary company, Nexgram Biomedic Sdn Bhd has on 1 April 2021, digitally signed an understanding with Perbadanan Kemajuan Negeri Melaka for the proposed sale and purchase of a piece of land situated in PT 8839 Mukim Bukit Baru, District of Melaka Tengah, State of Melaka measuring an area of approximately 24.78 acres.
- The proposed acquisition of the Said Land is proposed to be developed as Melaka Lifecare Specialist Project with the proposed gross development value estimated at RM1.6 billion.
- The proposed acquisition of the land will be dedicated for mix development comprising hospital building, service SOHO (annexed to the Hospital), Wellness Centre & Bioscience Research Centre, Retirement & Medical Tourism (annexed to the Wellness Centre), MM2H Program (annexed to the Wellness Centre), 3 Star Hotel & Condotel, and Commercial and Recreation Park.
- The Proposed Sale and Purchase of the Said Land shall subject to the Parties entering a definitive agreement on the terms and conditions to be agreed mutually by the parties.
- Full details of the Proposed Land Acquisition as well as the detail of the Melaka LifeCare Specialist Project as per Chapter 10 of the ACE Market Listing Requirements will be disclosed upon the signing of the definitive agreement.
- Further announcement in relation to the Proposed Sale and Purchase will be made in due course, once the details of the terms and conditions have been finalised.

b) Based on an announcement at BURSA dated 6 July 2021.
- Board of Directors of NEXGRAM is pleased to announce that NEXGRAM BIOMEDIC SDN BHD (“NBSB” OR “PURCHASER”) had on 1 July 2021 entered into a Sale and Purchase Agreement (“SPA”) with PERBADANAN KEMAJUAN NEGERI MELAKA (“PKNM” OR “VENDOR”) to acquire a piece of 99 years of leasehold land held under PT 8839, Mukim Bukit Baru, District of Melaka Tengah, State of Melaka with measuring an area of approximately 10.031 hectares (equivalent to 24.78 acres) (“the said Land”) with a purchase consideration of Ringgit Malaysia Sixty One Million Five Hundred Twenty Six Thousand Seven Hundred Fifty Seven and Sen Sixty (RM61,526,757.60) only (“the Purchase Price”) calculated at the rate of Ringgit Malaysia Fifty Seven (RM57.00) only per square foot (“Proposed Land Acquisition”).
- The Proposed Land Acquisition shall be satisfied in cash by internal generated funds, financing and/or any future corporate exercise which will be announced in due course.

c. Based on an announcement at BURSA dated 12 July 2021.
- The Board of Directors of Nexgram announce the additional information as required in Query by BURSA.

Remark:
1. The said SPA to acquire the land is subject to, the company:
(i) appoint an Adviser,
(ii) issue a circular which includes the information set out in Appendix 10B to its shareholders;
(iii) seek shareholders’ approval of the transaction in a general meeting.

You said that you hold Nexgram since 2019. I think if your entry price for 2019 should be around 1 sen - 2 sen only. I think you are still on profit if you can sell @ 2.5 - 3 sen right now.

Why don't you sell the unit when the price was around 4 - 6 sen???
What kind of investor are you??????

Be rational and don't blame others for your own dumb decisions.

Betul. Tapi kita kena tengok juga sejarah Ozura. Ianya bekas kreditor. Dia bukan convert saham ICPS untuk jadi pelabur, tetapi untuk dapat duit hutang dia balik saja dengan keuntungan sekali.

Saya nak tengok nanti, fasal ICPS oleh BOD Hj Mazru. Dia jual atau simpan....

Frankly, setahu saya Ozura tidak masuk dalam BOD. Sepatutnya kalau saham dia banyak, di boleh adjust untuk masuk ke adalam BOD. Itu pun berdasarkan pengamatan saya sahaja. Kalau wakil Ozura ada dalam BOD, setiap urus niaga saham kena announce. Mungkin itu sebab Ozura tidak letakkan wakil dia dalam BOD.

@Lightspeed. Macam mana tak mahu promote. Ada orang naysayer/hater yang hari-hari buat cerita yang buruk yang sebahagiannya tak betul pun faktanya.

Saya masih terperangkap di dalam.
Takkan saya nak ikut kutuk sama saham yang saya kepentingan saham di dalamnya.
Macam mana pun saya kena bertahan. Bagi maklumat sekadar saya ada untuk menepis naysayer/hater.

Walau macam mana pun, analisis berita yang saya dapat atau kongsi, ianya terhad. Dalam banyak keadaan, andaian saya juga salah. Tapi kita kena ingat. andaian penganalisis profesional pun boleh salah.

Nampak sangat, cerita yang awak kata beli simpan saham dari tahun 2019 adalah cerita yang tak logik bagi saya.

Kalau benar cerita itu, awak memang sekarang menyesal kerana tak jual pada harga 4 - 6 sen dahulu. Sabarlah, bukan semua keputusan yang kita buat dalam saham betul....
